Doing a Final Walk-Through with Buyers and Sellers

Not everybody can do this! I believe that  this is a a valuable last step before recording, but not everyone can do this in a friendly manner. If the transaction has been strained then maybe it's not such a good idea, but at Fishhawk Lake, when representing both buyer and seller in most of my transactions, I get a sense of personalities and find that more often than not this is a great idea to pass on the baton, educate, and create a real life connection that may not have arisen before this point in the real estate sale. Many of my sellers have poured their hearts and souls into their properties and want to know that they'll be cared for equally as well. 

 

Making it an event and a time of socializing creates a party atmosphere and keeps things on a lighter note. Often, I will bring food, like homemade banana bread, libation and even utensils and napkins if the seller's all packed up. 

 

This is a time to share the innerworkings, the quirks of a property that the buyer wouldn't necessarily know from a home inspection or a simple sales agreement. Question and answer time is so important and gives that seller a chance to show off what they've done to the property or their knowledge about it's unusual attributes that I wouldn't necessarily know about or certainly the buyer isn't aware of. 

 

If you are there to monitor, ask questions that the buyer might not think of, or simply just fan the fire on the connection that's occurred.  It is well worth the time to make this happen. You might find that the buyers and sellers have more in common than you might have thought. 

 

For example, I found out on a recent walk-through that the seller and one of the buyers had the exact same car!! Same color, same model. We found that out when the seller started to open the door of the buyer's vehicle, thinking it was his own because it was almost exactly the same and the buyer had parked in the same spot the seller usually did. I loved that moment! So funny and ironic. And made an immediate connection between people who had just met. You can't manufacture this kind of behavior!!

When relationships are good this is not a bad idea to organize even when not representing both parties. May help avoid those calls later when something does not work as expected, but just needs a little help.

Hi Gayle - That doesn't happen often in our market, but we do encourage it when it seems like a good idea - and we did it with the buyer of our home, and it was both helpful to them and fun for us.
