Sometimes you have to work together as sellers to get the job done, and that's the case for our sellers on Tulip Drive! Without a direct sewer connection on the street and a less than cooperative neighbor who controlled access to the sewer system, neither lot by itself was big enough to qualify with Warren County for the needed septic system!
But combine the .28 acre lot with the .64 acre lot and we had a fully buildable lot. So our original seller recommended us to the adjacent lot owner and we teamed up to market the lots togehter.
With almost an acre of heavily wooded land in a desirable school district, we had a couple of attempts to "steal" the land. And of course others expressed interest, but not having direct sewer access was a deal breaker for other potential buyers.
The good news? The smaller lot owner had already conducted soil samples and gotten a driveway permit before finding out her lot wasn't buildable. That paperwork helped cinch the deal for a prospective buyer and the two lots are under contract!
The buyer is working through the due diligence period, but barring any huge surprises, we'll be transferring ownership in September!
