Coming soon! This phrase has generated much heated discussion amongst agents recently.

Some say that by advertising "Coming Soon" the agent is trying to get buyers and sell the home before it goes on the market. Others say that they are just creating excitement during the week before the actual listing goes public.

I fall into the later half of this argument. First of all, I have no intention of circumventing the process. It is my job as a listing agent to create exposure for my client's home. I have a signed agreement from the sellers and always place the property into the local MLS systems. This extra buzz allows me to get quick showings once the property hits the system and get it sold quickly.

So with all this in mind and at the risk of upsetting agents who do not like "Coming Soon", the above property located on 1549 Lake Holcomb Road, Marietta Ga. is Coming soon! This property is set to hit the market August 3, 2017. Priced at $389,000, this 3 bedroom 3 bath home has all the bells and whistles including a beautiful finished sun room on the back. All any of us have to do is worry about pleasing the Seller(s) and if other agents don't like it...so be it !

I hope this home brings you lots of business - There is a difference between pocket listings and coming soon - I think some agents treat coming soon as a way to create a pocket listing and wrap it in the bow of coming soon - That is different than just putting it out there as coming soon while the seller is trying to finish up the last touches

I can see both sides of the argument for those "Coming Soon" riders.  I do think it would be interesting to check the records after sale to see how many of those properties are double ended.
