The House Next Door has a "For Sale" Sign - What You Should Consider!

The house next door has a newly installed “For Sale” sign.  Perhaps, you wonder who your new neighbors may be.  Will they be good neighbors?

There can be a small amount of anxiety surrounding these questions.  However, there are things you can do to improve your chances of getting a quality new neighbor. One who will help enhance your neighborhood.  These things are likely similar to what the listing agent has told their seller in order to get the best offer for their home.

(1)
Throw a little fertilizer on your lawn.  Weed those flower beds and prune overgrown bushes. Plant a few seasonal flowers to provide curb appeal.  Prospective home buyers strongly consider the neighborhood when viewing homes to buy.  If a buyer doesn’t care how neighbors take care of their homes, then they aren’t likely to take care should they buy a home, and become your new neighbor.

(2)  Mend any fences needing repair which are visible from the curb.  Curb appeal of all neighboring homes to any house listed is important.

(3)  Encourage your neighbors to do the same with their yards and fences.

(4)  In addition to the items mentioned above, consider informing family and friends that a home is available for sale in your neighborhood.

Understand these small steps can help improve home values in your neighborhood.  Also understand that neighborhoods are often lost to blight, one house at a time.  It occurs when one neighbor doesn’t care for their home, and a new homeowner moves in who has bought and doesn’t care about such things either.

I wish you the very best luck in obtaining a new quality neighbor, when the house next door is SOLD!

Certainly an important post, Myrl Jeffcoat .  Lived in Chicagoland for years and the horrible nightmare of a neighbor in Spring growing a yard of yellow dandelions instead of  a lawn of lush green grass.  An example of a kept-up , well-maintained neighborhood has a value to a new buyer and all homeowners in that community..

I am in the process of composing a letter to the Subdivison neighbors in concert with putting a new listing on the market that has been a rental for the past year with little exterior TLC.  My first priority was to spruce up the landscaping at my new listing which should please everyone.  (Yes, many saw me working alongside the groundspeople for over 5 hours in 95 degree heat!) Now I will thank them for all they have done to their yards to make the street an attractive place to live due to Myrl's blog in addition to suggesting they let their friends and family know of this new purchase opportunity.

You betcha, you simply do NOT want prospective buyers pointing at the house next door and saying, I don't want to live next to THAT! Congratulations, Myrl, on the featured post. Neighbors absolutely should help to ensure values stay up in their neighborhood.

Hi Myrl,

The first thing I look for on a blog like this is to see if it was featured and of course it was!  Congratuations! What is important in a feature is that many more AR members will see this. As you state, a neighborhood is lost to blight one home at a time but a neighborhood can be improved one house at a time also!

Myrl Jeffcoat - I'm happy to see this one featured! Those are all great ideas. Who wouldn't want to live in a friendly neighborhood. It all begins with the person we point our finger to aimed directly at our chest.

Myrl Jeffcoat - I had to come back to read this again. The words, "lost to blight," is a powerful reminder to not neglect ones property. Like a chain reaction, home values can easily depreciate. We are our brother's keepers not their judge and jury.

I just sold a home on my block and my neighbors are asking me:  what are the buyers like?  I hope they are as friendly and social as the rest of our block!  Have never thought of the 'for sale' sign next door as you described here--certainly sprucing up your own property helps the entire block!

Saw this post over at Roy Kelley's and just had to stop by to tell you how fantastic I think it is, Myrl Jeffcoat.  The message and suggestions provided just make sense, both from a real estate value point ... but from a personal neighborly point too.  Great message and post ..
