A kitchen can be a huge asset when selling a home. Storage space and open floor plans are the rage today. If spending a little money to increase selling potential is an option, removing a non load bearing wall to transform a claustrophobic kitchen is one of the best returns on the dollar according to our survey. Clearing off counters and minimizing items in the refrigerator and cabinets will give the feel of more storage. And more space equals more space which results in a higher sales price!

Boxing up clutter, cleaning off counters, removing excess furniture, pictures and personal items is the first step to staging a home. Creating an open flow for potential buyers is will help them envision their own furniture and items in your home. Think minimalistic. If your closets and cabinets are packed the brim, buyers may think subconsciously "If they don't have room, where will my stuff go?". Remove items you rarely use or wear. Box them up. If you need to store the boxes in a room or your garage, purchase new uniformly sized boxes and neatly stack them in a corner.

Out of control landscaping can be a huge detriment in receiving a top dollar offer. Buyer's don't want a project. An unkempt yard can imply another monthly expense in addition to a mortgage payment they will tend to look elsewhere. Trimming, fertilizing and replanting flower beds is a minimal investment which will welcome potential buyer's into your home.

Lighting up a dimly lit space will make it appear larger and cleaner. Adding dimmer switches create a less stark atmosphere in dining and bedrooms. Often overlooked are the windows themselves. A thorough cleaning of window panes will automatically make the home feel newer and fresher. Opening up blinds and window coverings during showings is an effective way of highlighting all the benefits of your home.

Address maintenance and cosmetic details. Gutters clogged with leaves, rust stains on the side of the house? Clean the exterior with a good rust remover, or repaint if needed. Clean kitchen appliances and bathrooms thoroughly and you'll notice buyer's staying a little longer as they contemplate making an offer on your home. A Mr. Clean sponge can go a long way, from brightening hardware, doors and cleaning up painted walls. Wallpaper? You might want to take it down. White or neutral wall colors have also shown to increase offer prices. These kind of inexpensive fixes go a very long way in the world of selling real estate for top dollar.

The front door is the one of the first impressions your buyer's see before they enter. Give them a positive vibe with fresh paint and hardware. If it's in decent shape, give the front door and hardware a scrub down with a mild grease cutting detergent and dry with a lint free towel. Pressure clean the driveway and walkway leading to the home. A new welcome mat, and you're ready to list to sell.
