MARCO ISLAND MARKET REPORT - JUNE 2017

June 2017 Sales Trends

Chart detail:  Sales trends are tied to the y-axis on the left of the chart; whereas, inventory levels are tied to the y-axis on the right hand side of the chart.   YTD = Year-to-date = 1/1-6/30      Summer Sales = 6/1-9/30

  • Inventory was at its second lowest level in 10 years.  
  1.     2015 Inventory:  897
  2.     2017 Inventory:  1017
  • June 2017 had the third highest sales level report for the month of June in 10 years.
  1.     June 2015:  149
  2.     May 2016:  118
  3.     May 2017:  106
  • YTD Sales (1/1-5/31) are the fourth highest for 2017 trailing behind 2013, 2014, & 2015 YTD sales figures.
  1.     YTD 2015:  708
  2.     YTD 2014:  708
  3.     YTD 2013:  667
  4.     YTD 2017:  625

Market Summary

Overall, the real estate market is showing signs of increased sales and lower inventory; however, depending on the market segment, you could see a dramatically different picture.   Segments of the market which were stagnant earlier this year are now showing signs of improvement such as, but not limited to, the luxury market, the Estates, certain price points and areas of waterfront homes, Riviera in Hideaway Beach, new homes in Hideaway Beach, and beachfront condominiums.   On some rare occasions, we have even seen multiple offer scenarios.  Furthermore, some Realtors are reporting stronger than expected buyer demand for this upcoming summer.

Natalie, great market update for Marco Island, and sounds like you are experiencing the same thin inventory many markets are across the country.
