10 things you NEVER want to hear in Real Estate

Sometimes it is easier to fond a buyer than close a sale. There are many factors behind the scene that all need to happen for a mortgage to be approved and that sale to close. What makes agents stand apart is the ability to handle these items. To foresee an issue, head it off or solve one that popped up unexpectedly.


With that thought let me tell you 10 things you never want to hear in real estate.


1. What is a pre approval?


2. Your appraisal came in real low


3. Your septic system failed?


4. You have termites


5. The buyer lost their job


6. The seller took all the appliances that were suppose to stay


7. Due to faded paint, the buyer wants a $10,000 credit at closing.


8. Our loan officer wont call us back


9. We have not seen our agent in weeks.


10. Lastly, never do you want to hear the buyer changed their mind

Scott the one thing I don't want to see or hear is the buyer bringing in a ridiculously long list of inspection items to be repaired knowing full well there were muliple offers on the home as well as it sold for over list price.  Seriously dude?  There are 2 back ups in play!  A couple of years ago we seemd to get one after another like that.....of course it didn't fly,

Or, the house has fire or water/flood damage.

Or, appraisal notes mold and other serious repairs on "approved FHA short sale."

Or, the worst case on item #3:  septic fails and seller will not acknowledge reports from septic companies.

Hi Scott - I've heard them all except for the termites - while they're technically possible here, we've never run into them - the climate is too dry and cold for them to be a menace.

Another I heard once from a buyer on my listing was, "Our agent just told us she's overseas for a few weeks.  And with closing at the end of this week, I'm not sure what we need to do.  No one has told us anything."
