Working from SUN UP to SOLD!
Many newbies believe a real estate agent's life is easy money made with a few hours work. Some often get caught up in the fantasy of expensive cars, lavish vacations and McMansions. They are sorely disappointed once realizing it takes time to become successful in this industry.
For those just starting out, my advice is to put all systems in place immediately. Have a web site, email address and contact management system and manage everything well. Use your Sphere of Influence, as that will begin your database towards success.
Practice scenarios with other agents in the office, consult with the broker when necessary and get out and about in your local neighborhoods. Farm a few communities to get buyer's and seller's attention. Offer something of value to the consumer to get the phone to ring!
After setting an appointment:
- Be on time. Being punctual shows care on your behalf.
- Be prepared. Have your materials or presentation ready to go.
- Be thorough. You get one chance to impress potential clients.
- Be confident. People are able to sense your positivity level.
- Be sharp. Know your subject matter when answering questions.
Clients will look to you for close communication, guidance and reliable information in the local market. Following up and following through is paramount to creating a trust relationship. If you say you will do open houses, design and print flyers, internet marketing, board tours, do it!
A buyer's agent guides clients through the process and possesses knowledge of neighborhoods, price trends, zoning, real estate law and negotiation. A listing agent represents the home seller's interests through loyalty, reasonable skill and care, obedience, confidentiality and disclosure.
Be available. Talking to a past client over the weekend, he expected an agent to answer their phone or call back right away when he began looking. I did just that and am helping his parents find a forever home! This is a relationship building business and once trusted, can go far.
When a satisfied client refers you to their friends and family, your efforts of working from Sun Up to Sold will indeed be realized. Happy sales all!
