Fire pit Friday's - Truth in Real Estate Ads

This is a great post written by Scott Godzyk .

Too many times, we see statements about a home in MLS that simply are not accurate.  This is certainly not my idea of a firepit.

I wonder what these listing agents are thinking.

Don't they realize they are leaving the potential buyer feeling upset and disappointed?

It is better to be pleasantly surprised than to be let down at a showing.

Something caught my buyers eye in an ad. Professionally Landscaped and "A fire pit to die for". Looking for a home in one of the surrounding towns or Manchester NH, they wanted a big lot, trees and Mr. Buyer liked the idea of a fire pit.

We arrived at the home. The wife was drawn to the kitchen, the bathroom and up to the bedroom. Mr. Buyer headed for the 3 Car garage, the basement and out to the back yard. We stood on the deck and looked outward. But that is what we saw.

Professionally landscaped was no where to be scene, a yard, with many bare spots is what we got. As we walked to the rear to see the fire pit, we saw a circle of rocks with burnt pallets and half burned cans. We sat pondering this mess as Mrs. Buyer walked out with her mother. The inside of the home was not much better than the outside. Ready to Move should have had a big NOT. Newly painted was right for the year 2007. The newly finished hardwood floors were no where to be seen.

The result was upset buyer who are not interested din this home. There was no truth in advertising. There are buyer looking for fixer uppers, but do not say it is newly redone when it is not.

This blog is brought to you by my now infamous message, that a Buyer or Seller should not choose just any agent, choose the BEST agent for the job. My philosophy is simple, provide more personal and professional service to guide my clients through each step of the buying or selling process. All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest. Those that hire me, find a dedication like no other. and for some, a seat next to me for an hour in the future watching the sun and surf. It is the best way to boost energy and produce more.

Good reblog.  Why do agents do that when all they do is attract the wrong buyers and end up annoying people by wasting their time?

B~WOW. What a major disappointment! Setting everyone up for failure. Scott took in the scene with a realistic eye. (He might want to spellcheck his post, though).

While visiting friends in another state, I was promised a visit to a "steak house" which turned out to be a barbecue shack. Everyone sees things through their own lens. One man's fire pit is another man's pile of rocks, I suppose.

They should be fined for stuff like that, it is definitely stretching the truth too far.  When I see a sign rider that says "gorgeous inside", it usually is not gorgeous in my eyes, haha.
