Staging dining tables with table settings...does it attract buyers?

Staging in Vaughan and the Toronto GTA area we don't typically stage dining tables with complete table settings as most people never use their dining room except at holiday time.

We will stage with a simple table decor like these table settings to create a warm and inviting ambiance in a room...

What do you find is the norm in your area?

Do you set the table with place mats, dishes, glasses, silverware, napkins etc.?

Or do you find a simple, warm and inviting vignette sets the stage to attract your ideal buyers online?

Michelle, if you included a photo, I am unable to see it.  

My favorite staging of a dining table is a runner and perhaps a vase of flowers.

We don't typically use a table runner but I do love the ones from Pier 1 for the holidays.

Hi Michelle,

Like you, I also prefer an interesting vignette on a dining table, rather than place settings (and certainly no flatware).  I think that buyers can relate to welcoming tabletop decor, and it feels less "forced" in homes that are on the market.

HI Maureen, I would always be concerned about the flatware going missing if we staged with it.


We also try for the relaxed look for table top decor.


There are times where we will place an 18" wide decorative mirror on the centre of a table and then place a large vase with flowers on it. Anything we can do to have the buyer remember the house with something a little different we will try.

Funny.  I never used to set the dining table, but now I almost always do in a vacant property.  Nothing too fussy; simple white dishes, placemats, napkins and something unexpected in the bowls, like a wood ball, felt ball, blades of grass.  I know, random!

Hi Sally, would love to see some of your table top vignettes. Interesting choices help the property to stand out with buyers when they sometimes see 5 houses in a day.

Michelle, In the past, I have staged tables with placemats and place settings.  In today's "less is more" society, I would leave the table with something simple like the tray you showed or a nice candle or silk flower arrangement in the middel.

I remember in the early years...staging with all it all....from silverware to tea cups. No more fancy...just usually a runner and centerpiece. Sometimes I do a stack of dessert dishes and a nice coffee setting. Depends on what is at hand...I do occupied so I use what I can find.

Hello Michelle! I have staged many dining tables with simple table decor, but prefer to use table settings.  Whereas simple table decor says to a buyer "this room is just for show", a dining table that looks like it is ready for guests evokes positive emotions for buyers who aspire to entertaining or just enjoying dinner at home with family.

HI Janelle, it can be really area specific when it comes to dining tables. We find in our area, most home owners have simple decor items on their tables so we follow suit.  Please post some of your staged tables so we can see your inspiration for buyers.

We've advertised homes with both types of display.  There doesn't seem to be a differeence in time on the market.  I do like your logic.

Glad to see you have tried both ideas out in your market Judi.  It really is dependant on who you are trying to attract as an ideal client for a property. Age of the potential has a lot to do with it as well.
