Camp Pendleton Real Estate - buying home as military family - school start dates

When a military family gets orders to Camp Pendleton, CA, there is a quick task list that gets created, with "home" at the top of the list.  When buying a home as a military family, or renting a home, there is an urgency due to the time frame usually for the military servicemember's job to start, and also for the children to start school.  

Here near Camp Pendleton, in the Temecula Valley, you will find that schools start early -- the second week of August -- for elementary school, middle school and high schools.  Temecula schools all start on the same date, and Murrieta schools (just to the north of Temecula) start on their own date, usually different from the Temecula dates.

This year, 2017-2018, Temecula and Murrieta schools start on the same date, August 16, 2017.  

Is it easier to rent or to buy in time for the start of school?

Renting happens on a 30-day cycle because landlords typically have a mortgage they are paying and do not want to have the home without a tenant for an entire month (i.e., receive no rent but still need to pay the mortgage).  So if you are looking to rent much longer than 5 weeks out, you will find most properties on the market will not be held for a later start date.

Home buying has a longer curve: from the time you start looking at homes to buy, find a bunch to look at, make offers and then navigate through close of escrow when you can get the keys, it is anywhere from 6 weeks (rare!) to a few months from start to finish.  

Military families have many positive factors in their corner: strong income and reasons to continue to stay through several years.  Anectdotally, we are also having military families trying to move specifically into Murrieta and Temecula for student help with IEPs, learning challenges, etc.  We've found that you need to explore the districts in regards to your particular situation.
