Loveland CO Affordable Homes for Sale

 

If you are a first-time home buyers, have a limited budget, or are currently renting but would like to benefit from the  personal and financial advantages of home ownership, you will find some interesting possibilities by browsing the current inventory of Affordable Homes for Sale in Loveland CO.

 

Please note, however, that the interest in affordable homes is very high, and the inventory is limited, leading to heavy competition and often multiple offers for these homes. The success of your search depends on maintaining awareness of what's happening in the market and the ability to react quickly when a good opportunity appears.

 

There are only 8 homes currently currently for sale in Loveland priced under $275,000, starting from a low of $255,000. There are another 46 affordable homes under contract and waiting to close.

Note: We recently raised the price ceiling on this category, from $250,000 to $275,000, in response to low inventory, strong demand and rising prices. Market conditions over the past couple of years suggest that the imbalance in this market segment is  not likely to ease anytime soon. This is not good news for affordable home buyers, and while raising the ceiling on price does reflect the current reality on the supply side, it doesn't mean that these homes are actually more affordable.

Even with a shortage of inventory, affordable home sales have been strong in Loveland so far in 2017 – there have been 146 sold, with prices ranging from a low of $49,500 to a high of $275,000, with a median price of $255,000 and an average price of $238,741. Market performance has been excellent - average days to get an offer for the homes that sold was 14 days, with an average days on the market of 42. The sale price/list price ratio for these 146 homes was 100.4%, a sign of a strong seller's market and high buyer demand.

Our first time single family home buyers have to look at a much higher price point than this, even with the low inventory there seems to be some choice if the buyer is willing to move quickly in your market.
