This is a real estate market activity report for Villa San Pasqual, a mid-century modern condo complex located at 1000 San Pasqual Street in Pasadena.  Situated on a leafy tree-lined street, the 58 single level condos were built in the mid-1950s.   Actually, there are three different complexes(three different homeowner associations) but for purposes of this report, the information is combined.


In this report I will share information of activity so far in 2017 as well as a recap of closed sales for the previous five years.  Statistical data included here has been gathered from our local multiple listing service(mls) and may 1000 San Pasqual Street Pasadena Mid Century Modern Condosnot reflect all transactions in this Pasadena mid-century modern condo complex.    


The condos at Villa San Pasqual include one to three bedrooms and features walls of glass and floor plans with spacious rooms.  The colorful exterior has a rather cool mid-century vibe that complements the landscaped grounds which feature expansive lawns, rose gardens and manicured plantings.   The condos designed by architect Lionel V Mayell at 1000 San Pasqual have won numerous awards and may be eligible for significant tax savings through the Mills Act Property Tax Reduction program(should be verified) due to their historical significance.  


You will find units which have been preserved in original condition or meticulously restored while others need some attention.  Some rather cool 1950s retro architectural details and finishes can still be found in some of the units. Based on its location and the attraction of all things mid-century modern, the appeal of this complex continues to grow.   There is not a pool or spa in the complex but common area laundry facilities and garages


The location is just east of Lake Avenue and just steps away from the campus of California Institute of Technology(Caltech).  There is much to see and do in the neighborhood from entertainment(Ice House Comedy Club) to shopping and dining(South Lake Avenue) to culture(Huntington Library, Art Collections and Botanical Gardens) and much more.   The location is convenient to the Arroyo Seco Parkway(110), the Foothill(210) and Ventura(134) freeways and the Gold Line light rail station on North Lake Avenue.  


  • There is currently a one bedroom ground floor unit available for sale. Newly listed, the condo with approximately 874 square feet is priced at $469,000.  Another one bedroom unit on the second floor is in escrow.  In March a one bedroom floor plan with approximately 867 square feet sold for $434,000(list price $459,000) in an all-cash transaction.


  • There were no mls-reported closed sales in the complex in 2016.


  • In 2015, there were four closed transactions reported in a variety of floor plans ranging in sales prices from $385,000 to $550,000 with an average closed price of $483,500(median $499,500).  All sold at or above last list price for an average 105.40% and a price per square foot of $512.70.


  • There were seven sales reported in 2014 - a particularly active year at Villa San Pasqual.  With approximate square footages ranging from 823 to over 2000, the sales ranged from $380,000 to $799,000 with an average price of $492,114(median $425,000).  They sold at 101.88% sold-to-list price and for $439.76 per square foot on average.


  • During 2013, there were four sales ranging in price from $324,000 to $440,000 with an average price of $376,000(median $370,000).  They sold at an average 101.23% of last list price and for $438.55 per square foot.


  • In 2012, there were also four sales reported.  These sales ranged from $295,000 to $710,000 with an average of $442,000(median $381,000).  The average price per square foot was $373.47 for the year.  It should be noted that the sale of a three bedroom has an impact on the average sales price and price per square foot.   


Obviously, in a report that is obviously an overview and general in nature, more detailed information will be necessary for a prospective buyer to review in order to arrive at the best offer strategy for the purchase of a unit.
