Relocation is one of our niches and while there are agents
who shy away from it...because it is more work than other
niches...and for less money after the referring party is paid. ..
we enjoy out positions as "ambassadors for the state we have called home for a lifetime." The counties of Kenosha, Racine, Walworth, Waukesha, Milwaukee, Washington, Ozaukee and Jefferson are all part of how we define our market area and know the territory very well. If a family is looking for a subdivision, a condo in the city, a little bit country with some land and a hobby farm...close to this or midway from that...we know exactly where they can find the house they will call home.
As important as what we call our "Butcher, Baker
and Candlestick Maker" list....(The best pizza, coolest Custard, unique food store, nearest shopping center, School system specialties) are the "creature comforts" and personalization that make that new house really feel like home.
We sometimes suggest it is best to live in a house before you decide what the colors, textures, etc. are that you will change to call it home....and there are other times where the "disruption" of the color of the carpet, the fixtures in pastel shades of old....the asphalt driveway that should be sealed before the snow flies...just can't wait for another minute.
We understand that....and the best way to handle the "gotta do" list is to make it on your second showing....use the pictures enlarged from each room taken from the internet....and decide which are the items that get priority.
We take the list and the day of the inspection, we have the people there who can give them quotes on flooring, painting, asphalt re-surfacing, etc., additional outlets or the half bath...additional or utility sink that will make that house become their home. If they choose...they can have the work done as soon as the ink is dry on the closing documents...or at the very least know the costs of the changes that they want to make and schedule them as they wish.
One less interruption for the Seller....a closer look for the Buyers and a faster way for the family to feel more settled in their new community.
