The Huntington Homeowner Association(HOA)


This is a real estate market activity report for The Huntington condo complex in the city of Duarte.     In this report I will share information regarding condos for sale, in escrow and sold so far in 2017 along with a comparison of closed transactions for the previous four years. Statistical information in this Affordable Duarte Condos Huntington HOAreport is from our local multiple listing service(mls) and may not include all transactions in the complex.  


Affordable is such a relative term and so I’ll clarify and say The Huntington is a relatively affordable condominium complex in Duarte.  This is a popular destination for first time homebuyers and savvy investors.   Currently the complex is approved for both FHA/VA financing - please check with your lender for specifics on the most up-to-date information.  


Duarte 91010 Affordable CondosThe Huntington Homeowner Association(HOA) consists of 240 single and two level condos arranged in clusters of four unit buildings.  The complex was built in phases in the early-to-mid 1970s. Each four unit building consists of a street facing single level unit with two bedrooms/one-and-one-half baths, a two story two bedroom/one-and-one-half bath unit, a two story unit with three bedroom/one-and-one-half baths and a two bedroom/one bath or one-and-one-half bath unit situated which is situated over the four individual garages for the building. A common area laundry serves each four unit building.  Approximate square footages for the units range from 832 to nearly 1200.       


Parking for each unit is a single stall garage along with an open deeded space. Outdoor space is a patio area for three of the units and a balcony for the upstairs single level unit which is situated over the garages.    Common area amenities Huntington HOA Affordable Condos in Duarteinclude a pool and lounge area along with abundant mature landscaping throughout the community.


The architecture of the building varies to create a rather pleasing appearance on the various tree-lined streets of the foothill community with the San Gabriel Mountains as a backdrop. It is located adjacent to the gated city of Bradbury and the city of Monrovia.  The location is convenient to both the Foothill(210) and San Gabriel River(605) freeways and is about 20 minutes(give or take depending on time of day) east of Pasadena.    The 2016 opening of a Gold Line light rail station in Duarte near the City of Hope Medical Center campus on Duarte Road, provides an new option for commuting.  


What is My Huntington Condo in Duarte worth today


  • There are currently two units available for sale at the Huntington condo complex. One is a single level unit at the rear of a building on Junipero with approximately 832 square feet currently priced at $343,000.  A newly listed two story unit with two bedrooms, one-and-one-half baths is available for $358,000(approximately 1090 square feet).  There is a street-facing unit in escrow.  


  • So far in 2017, inventory of condos for sale at Huntington has been low which has resulted in just four mls-reported closed transactions.  These sales range from $320,000 to $347,000 with an average sales price of $337,000(median sales price $340,500). They have sold at 100.97% sale-to-last-list price and for $327.60 per square feet on average so far this year.  


  • Sales activity was brisk in 2016 with 19 sales reported ranging from $289,000 to $339,000 with an average price of $319,053(median $323,000). Representing a variety of floor plans, more than 50% sold at or above last list price for an average 99.97% and for a price per square foot of $328.63 for the year.  


  • Sales activity was good in 2015 as well with 16 closed transactions ranging in price from $210,000 to $323,000 with an average of $300,094 (median $304,500).   They sold at 100.19% of last list price and for $309.35 per square foot on average.   Please note that $210,000 sale was a probate transaction that sold in February of that year and was flipped and sold in May 2015 for $295,000.


  • For full year 2014, there were thirteen reported sales ranging from $245,000 to $315,000 with an average of $277,385(median $269,000).   They sold at 99.56% of last list price and for $294.19 per square foot on average.


  • For full year 2013, there were six sales according to mls records ranging from $150,000 to $250,000 with an average sales price of $209,500(median $225,000).  They sold at 99.49% of last list price and for $227.80 per square foot on average.  


Affordable Duarte 91010 CondosWhile affordable housing seems a bit elusive in Los Angeles, I believe this Duarte condo complex with its convenient location is a terrific opportunity for first time homebuyers and investors alike even as prices have climbed in recent years.   


Of course if you are considering a purchase, I recommend a more detailed look at a particular property to arrive at the best possible offer strategy. The same is obviously true for homeowners who may be thinking of selling.  


Factors involved in this process include more than just size of the unit(which is obviously important) but also location within the complex, condition, updates(or lack thereof), emotional appeal and timing.  When looking at Affordable Condos in Duarte Huntington Condosgeneral statistics please understand that the “mix” of sales will have an impact on the data.
