You can't buy the first house you look at, can you? I hear that question a couple times a year. As a matter of facYou can't buy the first house you look at, can you?t, my Friday closing was a first-time buying couple who bought the first house they looked at. OK, that's not completely true. I forced them to look at one more on the same street, but they still bought the one the decided on before we met up for the first time.


I bring this up because there are no rules about which house you buy and when. If the first house you look at is the house that lights your fire, buy it. If you feel like you must look at a dozen to know the first one is the right one, that's fine, but be aware that it may not be there when you go back. That also happened this week. 

Can you buy the first house you look at?

A super sweet couple wanted to look at a few houses. We could only get one on the schedule for that evening, and they fell in love with it. It was perfect for them and it was nearly perfect in every way. We stayed in the house for two hours. Thank goodness there were no showings after us. 


They were pretty convinced that they had found the right home, but that nagging question kept coming back to their minds, "You can't buy the first house you look at, can you?" That spurred them to set up a few more showings of other homes a couple days later, and guess what? The house they fell in love with was also a house that someone else fell in love with, but that buyer didn't hesitate. He bought it. 


My advice is this, if the first house you look at meets all of your criteria: size, condition, location, amenities, price and style, then buy it. Don't let some other buyer steal your dream home because of some mystical suspicion that you should have looked at more.


If the first house doesn't meet your criteria, keep shopping, but don't be afraid to make an offer on a house because it's number 1 rather than number 15. If it's right, it's right. You can't buy the first house you look at, can you? Yes you can. I've had it happen three times this year alone and all three families are thrilled with their purchase.

They're fortunate the house wasn't scooped up by someone else why they second-guessed themselves. If you've done your research and know what you want, it doesn't matter if it's the first house or the tenth.

@MIKE COOPER ---  So true - if it is right -- they can buy the first one they see! In fact, my most read Blog post is about that exact topic. Four times as many readers as my next highest post traffic.

How did it happen? Knew the Client and their needs. I had managed the house as a rental before the Owners lost it to Foreclosure*.  Notified the Buyers when it was announced as a "Coming Soon" on the Fannie Mae site.
We looked in the windows - never even walked around inside. Immediately prepared the offer and then waited to submit it at 12:01 am on the first day possible. And we were the winners!  So much fun! All the best - Lynn

*Foreclosed because the previous Owners had re-financed three times to buy boats and take fancy vacations - they had milked the house and then walked away. Not all stories of Foreclosures are sad tales ...

YES! Yes of course you can fall in love with the first house, and if you do GRAB IT.  If your agent is doing his job then he listened to all your needs, he knows the market and he took you to the right one first.

Hi Mike Cooper . I agree that you can buy the 1st house you see. Similarly, a seller can take the 1st offer they get. IF all (or even most) of the wants are met, why not?

When buyers are clear about they want AND their agent listens and finds the right house, the first one may be the one!  When buyer(s) are unclear on what they need / want they often need to see several houses to understand their requirements.

This is what I tell my buyers: The fear of missing out is very real. There is a fear that something better might come along later.  But the reality is that this is NOT the first house that they looked at...they had narrowed their search and looked at lots of homes through online portals or open houses, usually long before they were ready to contact an agent and get serious.  Don't let the fear of missing out on something that isn't there, and may not be there in your price range, or another buyer will not hestitate to take your dream home away from your list of possibilities.  Great post.

This is awesome! I just saw this post on Facebook. I have witnessed buyers losing out and then comparing every property with the property that they lost because they thought there was something better. In fairness, the buyers were being led by others who believed that you don't buy the first house that you like and checks all of the criteria. Even though you had an agent that worked diligently to find your perfect home.

A high percentage of buyers tell me they know this is the house when the first step in the door. It does not matter what number on the list of showings it is.

When they get that loving feeling, they should put in the offer.

I remember when I was a new agent when on a tour a client said, yep this is the one, I thought about all the other appointments I had made and asked if they wanted to see those. Nope, this is the one, let's go make an offer and we did. I called to cancel the other appointments, and they bought the house. They loved living there, raising their kids until we got to sell it last year and help them buy their next house. They knew when they walked into that one as well. Love clients like that.

Such good advise. I too have had clients that purchased the first house they looked at. Actually, it's probably not the first house as buyers look at houses on line all the time. When they find one on line they like, they go look at it. And ask you said, if meets the criteria, no point in looking any more. Just buy it !!
