August is humming right along with 34 sales posted as of today, Sunday. The target number is 101. There were 7 new condo listings and an equal number of price reductions, but only 2 new escrows. Here is your update:

New Listings:

Kaiulani 34 was purchased in 6/07 from the developer for $1,989,260. It is on the market for $2.299M. Alii Kai 14C is priced at $371,900 since last selling for $160K in 7/81. Nihilani 6B is available for $589,900. This unit sold from the developer in 2/07 for $668,785K.

Puamana 12B, now listed for $599K, sold previously in 10/12 for $285K. Alii Kai 7203 is listed $725K since selling for $305K in 12/01. It was previously listed from 9/13 to 9/15 for $595K.

Villas of Kamalii 9 is priced at $775K. It sold before for $890K in 9/08. Villas of Kamalii 21 is priced at $825K. The seller paid $828,500 in 5/05.

Back on the Market:

Nihilani 11B found a buyer within 4 days while priced at $695K. The seller paid $565K for the unit in 1/10 from the developer. Unfortunately, it came back on the market a few days later.

Contingent:

After 78 days, Sandpiper 126 went into escrow. It was listed for $369K and sold previously for $362K in 11/04. Puu Poa 103 is in escrow while priced at $1.349M. The last purchase was in 12/98 for $272,500.

Under Contract:

Puamana 25C went under contract while priced at $395K. The sellers bought this condo in 12/03 for $325K. Sandpiper 201, priced at $400K, moved from in escrow to under contract and should be closing shortly.

Withdrawn:

Strangely, Nihilani 23C was withdrawn while showing as in escrow. It was priced at $768,500 and sold prior to this for $604K in 1/16.

Price Changes:

Villas on the Price 33 is now $649K, after a $6K price reduction. It was purchased for $555K in 8/03. Leasehold Pali Ke Kua 1 reduced to $142,700 from $152,700. Hale Honu 6A is now $345K after a $24K price drop. The last purchase was for $355K in 2/04.

Pali Ke Kua 108 made a $24K reduction to arrive at a new price of $375K. The most recent purchase had been $464K for 3/02. This is a leasehold unit. Pali Ke Kua 13 reduced by $30K and is now $545K. The price paid by the seller was $425K in 3/13.

Villas of Kamalii 59 is $629K after cutting the price by $7K. It sold for $586K in 4/04. Puu Poa 102 was $1.265K. It reduced by $5K to $1.260K. The last transaction was in 7/13 for $920K.
