From an engineers perspective -  Facts

My main career has been engineering (aerospace industry) for 35 years. It has been very valuable to bring my perspective to our real estate business. Anna (my broker and business partner) is very organized and has had systems in place since I've known her.  She asked me a long time ago to share my perspective on the real estate industry as an engineer.  What do you see lacking? What do you see as sloppy practices? How can real estate agents improve?

From an engineers perspective - Facts

What stuck out to me the most were that the agents sometimes totally missed the points (facts). They had a tendency to deal with situations from an emotional basis rather than looking at the facts, working together and  finding a solution. And some of them were pretty all about 'me me me' which can NOT happen in the engineering world I know - ever.  It is not about anyone of us.  It is about all of us working together as a team to figure out whatever problem or situation we're dealing with moment to moment.

We had one agent in particular that we quickly had to let go. He was fine for a month or so and then it changed. He had a tendency to create drama and attempted to drag others into his BS which was not good for the office.  Anna was always big on teaching the agents that if you have issues going on at home put it in brown bag outside the office door and see if you want to pick it up on your way out. And that worked well except for that one.

A real estate transaction is typically one of the largest financial decisions that most people will make. I believe that it is critical to deal with the facts, have operating systems in place for your business and use ones' business and logical mind. It doesn't matter how you 'feel' it matters how the clients 'feels' and you having all the facts and details in place to assist them in making a wise choice.

Nathan Gesner sure clients emotions can and do run on high at times as buying/selling can be stressful. I know how to deal with those sitauations and stay calm - the engineer in me.

Gary, all too often I have to deal with agents that are operating on emotion.

That is to their detriment. They loose negotiation power and often add so much drama that people just walk away.

Thanks for sharing from your view point.

I see our job Gary as being thereto absorb what does not need to be passed on to the other side of the transaction. We are an agent not a principle, so our emotions are unimportant, we need to hear what the client or the other party is truly saying, not as you say what their emotions are saying and deal with that with our client. We need to lay aside any issues with the other agent and work for the benefit of our client to acheive their goals.

Hi John Wiley eactly. They have no idea how to put their emotions aside and deal with it logically. We had one today but it all worked out fine. Calmed the guy down in no time.

Hi Gary, I began my studies to be an engineer in the Mid-West before moving to CA. I have always appreciated the pragmatic attitude that focuses on solving problems not just stating them loudly for dramatic effect.

Gary 'Banana' Houghtaling - I am a double graduate in Engineering - and now for 15 years, helping people buy or sell.

I look at the positive side - being details oriented, I go 'deep' into fact findings and also emotionally attached with my clients (I work by referrals!), it gives me sense of responsibility to do it right! Win-Win or NO DEAL!

Nice to hear your perspective on this - and for sure, you have the company of the best 'business partner and broker'.

Hopefully we will meet one day - when I am around Phoenix area.

Very glad to hear you let that agent go who was a 'bad banana'.  Many brokers would not do that.

Gary 'Banana' Houghtaling . A good agent will always look at the facts and look for solutions. Those that don't should look for a different career.

Hi Mary Hutchison, SRES, ABR I'd be surprised if most brokers didn't let that particular agent go. No excuse for his kind of behaviour, none.

Hi Endre Barath, Jr. do you remember that old Eagles song - Get Over It? I'm already over not being featured every time!  I will mainly do market reports and those aren't features.  It will be kind of a fun thing for me to write post like this one when I've got the time.  Thanks for introducing yourself.

Excellent perspective and blog post Gary!  That is so critical.  It's never about us, but there are lots of agents who work to make it about them.  I've seen this countless times.  Well written piece!
