What Not to Do on Social Media..

By
Real Estate Agent with Keller Williams Evolution - 447 Boston Street, Suite #5, Topsfield, MA 92593-B

You may be proficient at using social media to promote your real estate business. You may even know how frequently you should post. But do you know what NOT to do? Here are seven things to avoid when marketing on social networks.

  1. Don't use your personal Facebook profile as a business page. It not only annoys your friends and family, but it can also go against Facebook's terms of services. Worse still, depending on what you're posting, you could find yourself in violation of Article 12 of the National Association of Realtors' Code of Ethics.
  2. Don't share or repost without fact-checking. The last thing you want to do is pass along wrong information to your followers. And with the sloppy nature of the internet and the recent rise of fake news, it's getting harder to take "facts" at face value.
  3. Don't arbitrarily tag clients in your posts. It may seem like an easy way to expand your audience, but if your post isn't directly related to your client, you shouldn't tag them. By the same token, don't add clients to groups without permission.
  4. Don't set your Instagram business account to private. It's hard to attract followers when they can't easily see your content.
  5. Don't take over other posters' articles and comments. If you're going to contribute to a conversation, make sure to stay on topic and add value. Never make it about you, and never offer your services on a competitor's thread.
  6. Don't get caught up in a war of words. Respond to any negative feedback from clients professionally and constructively, and know when to walk away.
  7. Don't reuse infographics or quotes without the author's permission. And never use someone else's image without consent.

Great tips.  Social media is just that - social.  It should not be monopolized by anyone trying to promote their services.  Of course you should let people know what you do but not take over the whole site.

Good Morning Belinda Spillman

I like #1 the best. If you are going to market on FB do it on a business page

I work hard to follow these rules, and also try to switch it up and not bombard my followers with too much real estate talk. I do have a personal page and a business page.

Hi Pat Starnes, Brandon, MS

Separation of interests is a good thing to do and I don;t think FB likes too much business on personal pages

Good advice Doug. Annoying people is not the way to gather new clients.

The gact checking one is particularly annoying to me....so many people just share without even confirming what they are sharing is true. So easy to check and no excuse for it.

These tips seem like common sense --but things that many pp may not think about.  I do see agents promote listings on their personal pages--if they don't overdue it, feel it's ok.

Hi Mary Hutchison, SRES, ABR

They are common sense. Best to have a business page, in my opinion if you are using FB to promote

It has happened Jan Green and is always a good reminder. Either have their permission and/or give them the credit
