First-Time Home Buyers

I often wonder why people rent for years before attempting to purchase their first house. I know there are many factors in deciding to buy a home (commitment to the area, personal finances, not wanting the resonsibility of home maintenance) and that home ownership may not be for everyone, but if you want a home you may be suprised at how close within reach that goal is.

My wife and I moved back to Mtn. Home in 2000 with the idea to start a family, and an affordable home was a major goal. As a first-time home buyer I was a little overwhelmed and very intimidated with the whole process. I figured my first step would be to talk with a REALTOR but I was unsure if this would cost me (It didn't of course, most agents in the area receive their commissions from the Seller and are able to be a Buyer's Agent free of charge). My next concern was if a real estate agent would even want to meet with me as I planned on purchasing a rather modest home (Most agents are thrilled to meet with a committed Buyer of anyprice range). The agent I met with was very friendly and helpful and after finding out my search criteria he told me the next step was to get pre-qualified with a lender to find out how much home I could afford. Luckly for us there are a lot of competitive Banks in town and after visiting with a few I was able to find one that gave me a great interest rate and price range to shop in. The rest of the hunt went very smooth and was a lot of fun. We looked at many listing online and toured about ten homes with our REALTOR before finding the perfect house for our needs. The Loan Officer, REALTOR, and Title Company took care of all the paper work, contracts, red tape and in the end we had our first home - the envy of all our renting friends.

Our house has been a great investment for us, greatly appreciating in value over the last eight years, and a place to take pride in and call home. There is a great opportunity to buy a home now with many great values in the area and low interest rates. FHA loans make it possible for first time home buyers to put little to nothing down; what's more, the current environment makes it very conducive to negotiating a lower price and better terms with home sellers and/or builders.
