A few weeks ago I received a call from an agent no longer in the business asking if I could assist a former client relocating back to our area.  This person was looking for a lease and while that’s not a part of the business I pursue, I am happy to help when I can.


Leasing in our area is quite competitive.   While I represent landlords who I assisted as buyers when they acquired their property, I don’t make working with prospective tenants in their search an active part of my real estate practice.   


There is limited inventory.  Often difficulty in showing properties. Frankly there are other issues too.  Simply, I find it’s not always the best use of my time.  But because I ask lots of questions and then listen carefully -- in some cases, it works...here is another one of those times.   


832 Monte Verde Drive is a mid-century modern home in the popular Lower Rancho neighborhood in Arcadia.   


Three bedrooms - two-and-one half baths.

Home size:  approximately 2543 square feet

Lot size:   approximately 15372 square feet


List price:  $4500/month

Lease price:  $4350/month


Peacocks in Arcadia


And because this is California -- there was a unique disclosure from the landlords --- don’t feed the peacocks.   The Los Angeles County Arboretum & Botanic Garden where you will find peafowl is one of the neighbors you will find in the Lower Rancho.  But I digress...

So glad you were able to find a lease for this family that was referred to you. Of course I wasn't surprised you'd find them the perfect place. I don't think I've ever heard about signing a disclosure to not feed the peacocks! Only in CA!!

Holy guacomole...that's a lot of lease !  We don't even have but very few single family homes to lease....and you are right, for the time put into it...it is not very rewarding financially.

You pretty much can't feed any wildlife without making those animals and critters dependent upon you for survival, and that's not normal. When Hawaiians started feeding the triggerfish, the fish began biting swimmers.

I also did not know you could negotiate rents in Los Angeles. I thought the rental market was so hot you were forced to pay what landlords want.
