The numbers are in for real estate sales and listings in Southern Chester County, Pennsylvania for July 2017. Compared with the same period last year, new listings are down about 5%, although year to date figures are up about 2%.
Compared to last July, sales are down about 9% and median sales prices are down about 4%. The good news is that average days on the market are down 25% (because of the low inventory). Single family detached inventory is down 10% from the previous July.
Compared to New Castle County, Delaware just to the south which had an almost 11% increase in sales and a tiny increase in sales price, the climate is definitely slower but prices in Chester County (as they usually are) are a good bit higher due to larger lot sizes and more desirable schools (and proportionally higher property and school taxes).
