This is a real estate market activity report for the Playhouse Villas condominium complex. Located in the Pasadena Playhouse District of the city, the complex consists of twelve single and two level floor plans ranging in approximate size from 1450 to over 2400 with two or three bedrooms and up to two-and-one-half baths. The address is 108 South El Molino Avenue
In this report, I will share information regarding current activity as well as a recap of closed transactions for the previous five years. The statistical information in this report has been gathered from our multiple listing service(mls) and may not reflect all transactions in the complex.
The gated complex has a distinctive Mediterranean architectural influence and while there are no amenities such as a pool or spa, there is a nicely landscaped common courtyard that offers a bit of a respite to city life which is incredibly close. The location is just south of the historic Pasadena Playhouse and Colorado Boulevard which is home to the Annual Tournament of Roses Parade.
Abundant dining, shopping, entertainment and cultural venues are quite close including those in the South Lake Avenue area, the Playhouse District, Paseo Colorado and Old Pasadena. Transportation is easily accessible via the Foothill(210) and Ventura(134) freeways as well as the Arroyo Seco Parkway(110). Additionally, the complex is near the Lake Avenue Gold Line light rail station. .
The interiors offer high ceilings, fireplaces, crown moldings, recessed lighting and nicely appointed kitchens/baths. Doors open to either a patio or terrace area(in some cases both). Master bedrooms are spacious with a walk-in closet and nicely appointed en-suite bath. Some units have nice views of the San Gabriel Mountains. Parking is subterranean.
There is currently a two story townhouse-style floor plan on the market for sale at Playhouse Villas. Newly listed, it is an end unit with approximately 2139 square feet and three bedrooms and two-and-one-half baths. Located in the rear of the complex, the residence has multiple outdoor areas including a large patio area plus a covered terrace off the master bedrooms suite and a balcony. It is offered at $1,239,000. There have been no mls-reported sales so far in 2017.
As would be expected in smaller Pasadena condo complexes, turnover is historically low. In fact the most recent sale at Playhouse Villas is the same unit which sold in February 2016 for $1,100,000(list price $1,098,000) in an all-cash transaction.
There were no reported closed sales in 2014 or 2015.
In 2013, there were two sales reported. A two story two bedroom unit with approximately 1558 square feet sold for $570,000(last list price $599,000) in an all cash transaction in January of that year. In December, a street facing two story floor plan with three bedrooms and approximately 2446 square feet closed for $950,000(last list price $998,000).
There was one closed transaction reported in 2012. It was a three bedroom, top floor single level floor plan with approximately 1811 square feet which sold for $800,000(list price $848,000).
