This is the statement made by a prospective homeowner who visited Potomac Shores in Eastern Prince County Virginia recently and called us for help.
The caller said:
"A visit to Potomac Shores in Prince William County is overwhelming. With so many homes to chose from and then the lot choices, and then the available resale homes and then throw in the need to sell our home. It made our head spin. We feel more confused now that before we went"
This is not an unusual response. Typically when you go to look at a new home community, you have a few choices. One builder possibly two and you decide.
At Potomac Shores you have three builders but more than twenty nine (29) different floor-plans and resale homes to chose from. That is a lot of homes.
Maybe you visited a few years back and did not decide to pull the trigger and buy.
You might remember the cute little red Welcome Center.Well, a lot has changed. That sweet building is now gone. All the original Tidewater Style models by NV Homes and Ryan Homes on Potomac River Blvd have been rented or sold.
Most of the homes in the Fairways Overlook, The Fairways Shores, Fairways Cove and Fairways Pointe are for the most part are sold. That said there are a few new home lots that remain in the Northern Neighborhoods.

Homes start in the high four hundred range and with options expect to be just over $500,000 for homes like a Venice or a Carolina Place ( that is a first floor master bedroom home)
That said, Potomac Shores is nearing four years old so Resale homes come on the market monthly in Potomac Shores. Do not under estimate the money you can save by buying a resale home. Owners who have been transferred and need to go must sell. The good news in most cases. You get the blinds, custom painting inside, deck or patio, and lighting changes as well as irrigation systems and fenced yards! The great news about that is these items are mortgaged and you get to lock your interest rate the week you make an offer. Not float with the market until your new home is built.
"So never under estimate a resale home."
In fact we have this gorgeous Chamberlin coming on the market September 1st 2017. I can tell you this...it is stunning. Today you will find the newest builder to begin sales at Potomac Shores. Pulte Homes lots, sit high on the bluff near the proposed town center just opened. These are high end luxury townhomes ( City Style) that by all accounts will be a walkable home to the VRE Station, the day to night town center , the Shores Club, The Tidewater Grill and Jack Nicklaus Golf Course and in the future relatives could actually vacation at the resort style hotel that is proposed. For these homes you must be a visionary. If you are dreaming of that type of lifestyle then now is the time to snag one of the Pulte Luxury Townhouses at Potomac Shores. Sales currently are brisk. In the first month of being open more than twelve people have written contracts. We have two of those buyers who called us for help. If you are thinking you want to buy one...call before you go. These homes start in around $439,000 and go up. These homes are spectacular and a fresh new design for Prince William County Virginia residents.
Then you have the Brookfield Homes in the Woods District in the brand new Sourthern Neighborhoods of Potomac Shores. Brookfield homes start in the high $400,000 but expect to pay in the mid five hundred price range with options. These homes are on a wooded lot near Saint John Paul the Great School The current model is on Potomac River Blvd where the old models were, however it is my understanding they will have a model in the new neighborhood near the proposed middle school.
Then you have all the Ryan Homes homes now being offered in the brand new Southern Neighborhoods. Chose from single family homes with the garages in the rear, traditional single family homes, the main level living Villas, starter townhouses and grand town house with two car garages.
For those of you who really want a single family home versus a townhouse.
