We saw some interesting things happen on both listing and closed sales in July. We had a mixed bag in Delray Beach. Unlike last month, there was a significant increase in the price of single family homes, as well as the price per square foot. Closed prices of condos, villas and townhouses decreased slightly, along with price per square foot.
You can still get good deal on homes in Delray Beach, but having a good real estate agent who understands the market is a must. Don’t wait on the sidelines for too long. Many of our listings are selling within a few days of hitting the market.
As you can see from the graph below, listings are not selling exactly for asking price. Some are now selling for less, yet with low inventory, the market remains tough. Low inventory suggests that homes are not sitting on the market for very long, That is the market we are in at this time. Low inventory in Delray Beach has offers coming in on homes similar to what we saw back in 2007. I wouldn't expect home prices to run up quite as fast as they did back then, as banks have gotten a lot stricter on lending guidelines and are no longer giving a loan to anyone with a pulse.
