Manufactured Homes and HVAC -Wenatchee Home Inspections

In Chelan County and surrounding areas Manufactured Homes typically come with an Electric Forced Air furnace. These systems have to be listed for use in a manufactured home. The most common units I see are Colman, Kelvinator, and Intertherm.

All the manufactured homes are shipped with no attached Air Conditioner or Heat Pump.  When adding a new air conditioner or heat pump to a manufactured home in the State of Washington you will need a permit from Labor and Industries for the installation.

One of the issues I see in manufactured homes is poorly designed cabinets that do not allow for proper filter placement. As a result, you often get bypass of the filter resulting in debris in the furnace housing. When there is a Cooling installed you can get quite a bit of debris collecting on the Air Conditioning coil.

This is compounded when you have no cabinet at all for the coil. Though it is not necessarily not allowed it is a very poor choice due to issues of preventing bypass at the filters.

Below is an example of the issues with no cabinet for the Air Conditioning coil.

Coil clogged with debris from poor filter arrangement

Another important factor in the proper design of the system is sizing the Air Conditioning correctly.

For sizing of the HVAC unit, you can use this Energy Star “Manufactured Home Cooling Equipment Sizing Guidelines” as a way to get a feel for what the home should have in terms of tonnage required for the HVAC.

Wenatchee and surrounding area is a zone 24

So as example they recommend the following;

Home Sq Ft

1121 to 1280

1281 to 1440

1441 to 1680

1681 to 1960

1961 to 2240

HVAC Tonnage

2.0

2.0-2.5

2.5

2.5-3.0

3.0-3.5

Heating and cooling are an important part of keeping the home comfortable. These systems should be cleaned and inspected at least annually.

When I think manufactured home I see in my mind's eye two halves of the same house brought together in the middle.  The foundation is created in advance.

Out here I have seen all sorts of HVAC systems, including those that have used CSST.  I always wondered about the use of that tubing in a structure that gets moved around!

Joan Cox Thank you, I do quite of few of these homes every year. I perform Foundation inspections on them so I get to crawl around them fairly regularly.
