Homeowners Not Only Open Their Mailboxes But Also Their Computers !!

My team is a team of listing agents, and I market online every day in search for new inventory to replenish our shelves. Previously, my marketing for fresh inventory was totally offline with direct mail marketing and full page local newspaper marketing.


The market has changed, and marketing must follow that path. Marketing must be integrated now. There should be overlap with online and offline sources. Today’s listing call confirmed that theory.


Whenever I create a postcard, prior to the mailing, I post it online on my website; the websites of all team members; and on ActiveRain. There is always a domain name at the bottom of every postcard.


It is typical now for homeowners in our marketplace to search online for a Free Market Analysis in Franklin MA. They want to see who has an Internet presence. The search usually begins with Free Market Analysis in Franklin MA or Who Should I Call for a Free Market Analysis in Franklin MA or Free Home Evaluation in Franklin MA. The team and/or its members have 7 or 8 out of 10 titles on the SERP. 



No one is perfect, but to have 7 or 8 out of 10 titles works well for us.  I hammer away at it every week.  There are a variety of keyword phrases and questions that I use to attempt to cover as many different searches in that Google box.



Another call came in this morning. When asked the question of where you found us, the answer was it was on the Internet. Our next mailing will be going out Friday, so it’s safe to assume this homeowner was searching the web because they are not connected with any particular agent in the area.



Listing agents, offline marketing is the main source for finding new listings, but you must not eliminate online marketing.  Be everywhere, not solely in the mailbox!!!

Yes, this is a good approach. Be everywhere.  I like to include email in that mix, especially among past customers.  And, BTW, virtually all online studies show that among online options, email has the best ROI, even stronger than SEO and pay per click.  I think a combo is best...different people react to different media and many with multiple media, so the effect is synergistic.

22 years ago as we marketed offline like everyone else, we used the same branding when online became a big thing. The consumer likes to see the similarity between off and on. When you finally talk to the suspect always take the time to clearly understand what path they took to find you.
