Is This The Wrong Time of Year to List My Home For Sale?

Real Estate Broker/Owner with Aspen Lane Real Estate Colorful Colorado CRE# 40005863

Now that summer is almost in our rear view, sellers are wondering if they should list their homes now or wait until next spring.

This is a very good question which depends largely on the personal needs of the seller.  Are there still buyers out there looking for the perfect home?  Absolutely!  Will they get into bidding wars when their home hits the market and sell in a FLASH?  It depends.

Some neighborhoods are experiencing huge inventory shortages in The Denver Metro Area market.  Buyers are just waiting for the next great home to come on the market.  But simply listing your home for sell does not guarantee that buyers will be lined up to buy it.

Pricing is the first important factor in listing a home for sale.

If the home is overpriced - even in competitive markets - it probably won't receive multiple offers the first day.

Condition is another factor when successfully selling a home.  If the home is in need of updates, it probably won't sell immediately unless it is priced below market.

There are still many people out there who would love to buy a home that is priced below market value that needs some TLC, but they will not pay a premium for these homes.

If this is the right time to list your home for sell, make sure it is in show condition if at all possible and priced to sell.

Buyers do still purchase homes after Labor Day.

Be sure to select the right Listing Agent and come up with a marketing plan that works for everyone and gives your home the best possible exposure.

Hi Belinda excellent points!  If it's the right time for the sellers it's the right time to sell no matter what time of year. And having a professional on their side making sure they price it right for the market and prepare it properly is critical.  Home seller would be wise to hire you to list and sell their home in Denver.

Hi Belinda - Good explanation of what's going on now. We have had a bit of a slowdown up here, but August has always been a slow month. We should see activity up again from mid-September until mid-November, and you're right - there are always buyers our there.

Hi Belinda, this is probably one of the most asked questions by those who are thinking about selling. Home buyers are always out shopping regardless of the season.

Hi Belinda -- I agree with Beth Atalay -- one of the most frequently asked questions.  Real buyers and real sellers are out and about in my market year-round.  I'm pretty sure that's true in other places too.

Belinda, I get this or a question like it all the time. Houses sell every day of the year including Christmas Day. Set the home up for success and it will sell!

I say, the right to sell is when the right buyer come along but if you don't list, you'll never know!

This is a great time to sell!

Hi Belinda... with a couple of very short exceptions in the Charlotte area, any time is a good time to list a home. There are always buyers out there.
