Well we are at it again
This home is a friend of mines flip. I am consulting with him as it is his first of many. We tore out the kitchen and have now started to frame in for a bathroom and master closet. The home orignally was a 2 bedroom, 1 bathroom with some great square footage, just over 1600. After completion the home will be 3 bedroom, 2 bathromroom with a master suite and just over 1900 sf.
We are not adding square footage
The square footage is coming from an exterior laundry which has always been part of the structure, however had an exterior entrance and was not cooled. To be able to work with the exterior load bearing walls, we turned a living room into the master bedroom and had to move the kitchen into the family room, making the kitchen a master bathroom with a closet. To incorporate the laundry, we closed off a door entering into the new kitchen and opened a door entering from the kitchen into the new laundry room.
We soon realized the laundry room was too big
To resolve this, we simply added a home office to the laundry room making the home a 3 bedroom, two bathroom with an office. The laundry has become a laundry/pantry, serviced off the kitchen. This will incorporate well into the new design of the home as it will have a industrial feel, after we were forced to use some exposed ducting and iron for beams rather than traditional wood.
We are 24 days in the project
We are getting closer by the day. Most of the drywall has been finished and is ready for paint, the electrical has been updated, the walls framed and moved and the iron beams installed. Next week, before the 30 day mark, the ducting will all be installed, the kitchen and family rooms painted and floors will be stained with cabinets installed. Pictures will follow again next Friday.
