Princeville Kauai condo / house update for Aug 20 to Aug 26

Aloha from Princeville Kauai!

I was thinking of Texas all this week, knowing they faced the possibility of a hurricane – and – as it turned out, Harvey materialized into a category 4 hurricane. Being an Iniki survivor back in ’92, (my house, however, did not survive) which was also a category 4, I know the damage Mother Nature can wreak with her mighty winds.

After Iniki, I got word out to family members that we were ok via a ham radio operator on the North Shore. Although our house was in shambles, our tenants, who were now also homeless, took us with them when they relocated to Alii Kai, which had survived the storm. They just happened to be caring for some cats there – so we all moved in.

Phone banks were set up, run by huge generators, and we all stood in line to make those all-important calls. The phone bank closest to Princeville was in Kappa, right by where Bubba Burgers set up a grill and was giving away hamburgers instead of letting their meat go to waste.

Neighbors who still had a roof over their heads pitched in to help those who did not. It took several days for FEMA to arrive with their tents and MRI’s and later with hot food. It was definitely a long road to recovery.

There have already been two death in Texas from the storm. I am praying there will be no others and that those affected by the hurricane (now tropical storm) will be ok. Now on to your update.

After going into escrow and being withdrawn last month, Nihilani 23C is back on the market still priced at $769K, after selling for $604K in 1/16.

Back on the Market:

Puu Poa 301, priced at $1.349M, is back on the market after going into escrow on 8/10. It sold for $272,500 in 12/98.

Contingent:

With a list price of $520K, Pali Ke Kua 12 found a buyer. The seller paid $590K in 6/05. After 21 days, Plantation 1021 is in escrow priced at $660K. The last sale was in 2/16 for $615K. It only took 16 days, while priced at $825K, for Villas of Kamalii 21 for find a buyer. It last sold for $828,500 in 5/05.

Sales:

Kaiulani 43 sold for $1.175M cash while listed for $1.225M. The most recent prior sale was for $1.175M in 6/11.

Withdrawn:

After only 15 days, Nihilani 6B was withdrawn while priced at $589,900. The prior sale was for $668,785 from the developer in 2/07. Nihilani 19A was also withdrawn after 328 days priced at $699,999. The seller paid $510K in 8/11 for this unit.

Price Changes:

Mauna Kai 8A made a $1K price reduction to $429K. The last transfer of this condo occurred in 10/15 for $375K. Nihilani 14B is priced at to $579K after a $16K reduction. The seller paid $357,750 in 5/10.

Hanalei Bay Resort 17 reduced $20K to arrive at a new priced of $959K. Puu Poa 102 reduced another $5K and is newly priced at $1.250M. The most recent sale was in 7/13 for $920K. Now on to your Princeville Kauai single family home update:

3790 Kaweonui is in escrow while listed for $849K. The seller paid $538,400 in 10/13.

5028 Emmalani, with a price of $1.375M, went into escrow in 50 days. The seller paid $385K for land for this house in 7/07.

Sales:

4812 Emmalani was priced at $845K and sold for $820K. The sale before this one was in 10/00 for $360K.

4206 Kinau Place sold for $775K while listed for $849K. The last sale was in 12/00 for $320K.

Price Changes:

3697 Albert is now priced at $1.395M after a $10K reduction. The last sale was in 12/04 for $1.065M.
