Narragansett RI Homes for Sale Market July

narragansett ri real estate beach

The Narragansett home sale market has decreased with home sales homes sold down 36% over the prior month.   In Narragansett, RI coastal real estate home sold values are up over last year by 3%.  When the average price of a sold home is over $539,000, you know you are in a top real estate area.

Why does Narragansett command a higher dollar value per square foot of home sold ($334 per square foot) as compared to neighboring towns?

This is a fact out of state buyers have difficulty understanding.  You are nearly surrounded by the ocean...this oceanfront, beach access, beachfront and nearly walk to water community commands the dollars because of the ocean.  In buyers minds, it is that amazing location that is so different that increases the dollars for every house here.  Land here is at a premium cost also.

Go to Narragansett Home Sale Update July 2017 for a full discussion of what is happening in this oceanfront home sale market on www.RIHouseHunt.com.  This is the original article shared from the RI real estate web site of Ginny Gorman, RI coastal real estate agent.

21 homes were sold this month in Narragansett.  Overall, homes in all price ranges if priced well are the hot home commodity here but the over $400,000 market is hot. It is the time of year that inspires all and the buying enthusiasm is still active.   I know this Narragansett town so well having lived in it for many years, loving its beaches and know the neighborhoods and best buys well.  Homes sell every month of the year!

Hi Ginny

This is a very well done perspective on the housing market in Narrangansett RI, especially with a focus on the issue that buyers may not understand about the location and the impact on pricing. We also saw a drop off in sales in July, which is not surprising given the summer.

Ginny Narragansett is an excellent waterfront town.  I can't imagine the sales remaining down there for very long.

I can easily understand why the price of admission is more in Narragansette. It sounds as if it really gives you that RI waterfront lifestyle that  people dream about. D

Ginny, great report for Narragansett, and with the average sales price over a half million, they should choose a REALTOR that knows the market and Call You!
