This newly renovated complex has 32 1 bed, 1 bath units and 56 2 bed, 2 bath units. It is only a few miles down the road from Northrup Grumman which was just awarded the largest government contract in US history. Plus area has other government contracts and an influx of workers. Housing is becoming an issue. Many newspaper articles coming out about this... Just a walk from the beach, nice part of Pascagoula and quiet area.... Owners were newbies in apt ownership and did not manage it well. They hired an inexperienced manager and the numbers dropped. They recently got a professional manager and occupancy is now at 94%. By the end of the month it is expected to reach 100%. Owners are now looking to part ways and have
dropped the price to 1M below appraisal. Colonial is an 88 unit complex where each unit is worth between 80 and 90K as a condo unit if you were to convert. That makes the project worth 7-8 million. This project can cash flow as the market appreciates. So at $5.4 million it's a good deal and it's in an area where growth should steadily increase its value. Pro forma, photos and newspaper articles on growth available. P&L #'s are poor because of management, not the environment but will be stellar by end of the month. Buy it, run it right and ride it up. M S Palms in Biloxi, MS:

MS Palms, a high end, very nice complex 96 unit in Biloxi, Ms. with: 40- 2 bedroom units on the north side and  55- 1 bedroom units and 1-3 bedroom unit on the south side. Income from this property at 100% is $90K a month. Newly renovated and very nice but that's not the beauty of this property. It sits 1 mile from the largest coastal land where one of the largest casinos in the area is slated to go up during the following 2 years. ( I have all info on casino). In addition, the mayor just okayed construction of a convention center also 1 mile away. When that happens MS P will be worth 9.5 million, and probably 11 million in a peak. Right now it's worth $9.5 million as condos and conversion can happen easily without renovation. Or just make your monthly income and in a few years sell it and make even more profit.
