Your real estate professional did all the work with staging and marketing your home For Sale. You've got that contract!!! Now comes the home inspection! YIKES!!!
This is the guy that will kill the deal! Well, no, he/she shouldn't be! Depending on how your real estate professional prepared you and your home for the market, you may have had a PRE-INSPECTION done so that you were already aware of potential problems, and either corrected them in advance, or priced the home accordingly if it was something major (older systems, roof, etc)
But the home inspection day has arrive!
5 Keys to a Successful Home Inspection
- ACCESS!!! Yes, make sure they can get anywhere and everywhere! Let all parties involved know about the home inspection. Ensure that gate, alarm and CBS codes are provided, as well as keys to any padlocks for crawlspace, detached garage, etc.
- Confirm UTILITIES are on! Check that gas, water and electric are one, and any panels are available for inspection. If you moved away, you should have kept all utilities on in your home anyway...but just in case.
- SECURE YOUR PETS! Yep...the day of the home inspection, Fido needs to have a Doggie Day Care Day, unless you are available to remove them and keep them with you during the inspection time. Remember, even the most friendly pet can view these people as a stranger and.....
- CLEAR THE WAY! Areas like the attic with pull down steps or electric panels can often be blocked by furniture, or even a car in the garage or a stack of boxes!!! The inspector can't move these things....and this could be a problem!
- Use ASHI Inspectors! Inspectors that have been trained by the American Society of Home Inspectors will be your key to a good home inspection!
The home inspection does NOT have to be the deal killer. We encourage all of our clients to have their home pre-inspected to be aware of the things the Buyer may be looking at. This can possibily eliminate and problems when the Buyer's inspection comes along.
