New Listings:

Leasehold Pali Ke Kua 1 was withdrawn and then immediately re-listed at the same price of $132,700. You’ll also see it under the withdrawn portion of this update. Sandpiper 201 is listed for $425K. It was just purchased for $350K cash on 9/1/17.

Sales:

Cliffs 3206 sold for $357K cash while listed for $369K. The last sale was in 6/05 for $450K.

Kamahana 28 sold for the list price of $462K. The most recent sale had been in 5/10 for $260K.

Pali Ke Kua 141 sold for the list price of $695K. The most recent prior purchase was in 5/12 for $519,500.

Under Contract:

Emmalani Court 321, with a list price of $734,500, went from contingent to under contract and should be closing soon.

Expired:

Alii Kai 2201 expired after 482 days priced at $469,900. The seller paid $420K in 5/09.

Withdrawn:

As noted under New Listings, Pali Ke Kua 1 was withdrawn then came back on as a new listing.

Price Changes:

Kaiulani 42 was priced $1.399M and reduced to $1.378M. This unit sold in 2/17 for $1.4M. Puu Poa 102 is now $1.235M, down from $1.24M. The seller paid $920K in 7/13 for this unit.

Back on the Market:

After going into escrow on 9/4, 4871 Akai Place, which sold for $805K in 1/16, is back on the market newly priced at $875K.

Contingent:

Priced at $1.3M, 4036 Kaikioewa Place is in escrow after 189 days. His home was purchased for $1.070M in 3/15.

Sales:

5260 Honoiki sold for $1.225M cash while listed for $1.295M. The seller paid $1.550M in 4/06.

Under Contract:

3815 Albert moved from contingent to under contract and show be closing soon. It is listed for $1.075M.

Withdrawn:

With a list price of $1.160M, 3697 Albert was withdrawn after 347 market days. The last time it sold was for $1.065M in 12/04. 5332 Honoiki was only on the market for 24 days priced at $1.375M when it was withdrawn. The prior sale was in 10/14 for $935K.

Price Changes:

4871 Akai Place reduced from $895K to $875K as it returnd to the market. 5295 Pokii Lane is available for $1.250M, down from $1.325M. This home was purchased in 1/16for $600K then totally renovated. Now priced at $1.499M, 5254 Honoiki was previously listed for $1.599M. The home sold for $1.750M in 9/07.

Here we are in mid September with 48 sales as of today, Sunday, as we head towards meeting or exceeding the 90 sales from last September. We have a very good chance of surpassing the number of sales from last September as there are 260 properties currently either in escrow or under contract.
