New Listings:
Villas on the Prince 33, priced at $649K and Pali Ke Kua 210, listed for $449K show as new listings although they have been on the market for awhile. They show as new because the list agent changed brokerages.
Alii Kai 10A came on the market showing as sold for the list price of $350K. The most recent prior sale was for $85K in 10/85.
Back on the Market:
Pali Ke Kua 13 went into escrow on 8/30 and is now back on the market still priced at $545K. The last sale was for $425K in 3/13.
Sales:
As noted under “New Listings,” Alii Kai 10A came on the market showing as sold for $350K. Kamahana 7 was listed for $489,950 and sold for $470K. The unit sold previously for $235K in 12/10.
Nihilani 32B sold for $618K while priced at $655K. The last sale of this condo was in 4/17 for $589K. Cliffs 9302 sold for $639K while listed for $659K. The seller paid $205K for this property in 9/99.
Emmalani Court 321 was listed for $734,500 when it sold for $695K. The prior sale was in 8/06 for $790K.
Under Contract:
Once again, leasehold Pali Ke Kua 1, priced at $132,700, is under contract. Mauna Kai 8A, priced at $429K, moved from active to under contract.
Price Changes:
Sealodge A8, which was listed for $629K, is now priced at $619K. The most recent purchase was for $150K in 1/94. Puu Poa 114 is now $1,199,900 down from $1,249,900. The last sale was for $870K in 9/12. Now on to your Princeville Kauai single family home update:

Land was purchased in 2/06 for $510K for the home at 4139 Rook Place which is newly listed for $1.419M.
Contingent:
After 147 market days, priced at $875K, 4871 Akai Place found a buyer. This home sold for $805K in 1/16.
Sales:
5135 Iolani sold for $923K while listed for $949K. The seller purchased this home in 10/01 for $521,200. 3815 Albert was purchased by the seller in 2/07 for $1.050M and sold this week for $1M while listed for $1.075M. 3891 Kamehameha sold for $1.3M while listed for $1.595M. The cost of this home for the seller was $950K in 7/03.
Withdrawn:
After 319 days, 3785 Punahele, with a purchase price of $3.850M, was withdrawn. The last sale was in 6/13 for land for $540K.
Price Changes:
3875 Kamehameha reduced from $1.350M to $1.325M.
That’s it for this week. There have been 77 sales as of today, Sunday, as we head towards the goal of 90, which was the number of sales last September. Only time will tell if we will succeed but with 53 properties currently under contract (not to be confused with the 200 that are “contingent”) there’s still the chance we can make it.
