Seller Not Obligated To Accept Any Offer Below, At Or Over The Listed Price, Commission Only Payable On Completion Of A Sale.
Answer:
1) that's the law anyways, without saying it,
2) If any lawyer ever had an opportunity to amend a Listing Agreement BEFORE it was signed, this is the change that they all would make
