Houses, Real Estate and Home Sales Catching up to Last Year for Camas WA in August 2017

 Camas WA House Sales improved this past month; with inventory dropping significantly because of the increased Closed Sales. Here are the August 2017 highlights:

  • The Average Price Trend is still moving upward strongly in August, with the 3-Month Moving Average Up 15.12% from the year before; while the 12-Month Moving Average was up 14.93%
     
  • The Inventory level dropped to 2.2 months (from 2.7 months) for Resale Homes.   
     
  • Approximately 57 Resale Homes closed in August 2017, compared to 47 Sold in 2016;  which is 10 (21.3%) more than in 2016;
     
  • REO/Bank Owned property sales were 1 units (2.1% of total); no change from 1 (1.8%) in 2016. 
     
  • Short Sale /Pre-Foreclosure property sales were 1 units (2.1% of total); no change from 1 (1.8%) in 2016.

The short-term Average Sales Price for a Home in Camas eased slightly, and is now approximately $488,530; which is about $65,159 higher than the same statistic in 2016! This average price is 32.6% higher than the Clark County average.

Unit-sales are up strongly again this month, but still down about -8 homes so far this year. 

The Average Sales Prices (chart below) are higher than in previous years, the 2017 level setting records:

The long-term price trend is still in a strong upward direction, with the extra-strong move in April and May still weighing in on this statistic.

 New Listings tanked to the same level as Pending Sales, causing a significant depletion of Inventory.

The Second Graph shows the Average Price List Price and Average Sales Price capturing the upward price-trend.

The final chart has the Average Days on Market slipping slightly; with the Median Days on Market moving up by a few days.
