Terravita in North Scottsdale is located just south of Carefree and adjacent to Cave Creek. This popular golf community is home to an 18-hole course designed by Billy Casper and Greg Nash.
Terravita is guard-gated and is home to several neighborhoods that dot the course and the desert landscape. There are many home choices ranging from smaller "lock and leave" homes perfect for seasonal visitors to larger homes with 4,000+ square feet.
Terravita residents get to enjoy a lovely clubhouse as well as a large fitness center, tennis complex and multiple pools. There are also many trails throughout the property which are perfect for outdoor enthusiasts who like to walk or run. Golf memberships are optional for those who would like to join.
HOMES FOR SALE AND PENDING SALES IN TERRAVITA AS OF 8/30/2017
At the end of August, there were sixteen homes for sale in Terravita. The least expensive home was listed for $425,000 and had 2,371 square feet. The most expensive home for sale was listed for $950,000 and had 3,429 square feet.
There were five homes in UCB status (meaning there was an accepted contract, but they were looking for backup offers.) Prices for these homes ranged from $417,500 to $820,000.
There were three pending sales. These homes ranged in price from $598,000 to $750,000.
2017 HOME SALES IN TERRAVITA - THROUGH 8/30/17
The first half of the year resulted in lots of sales activity, with Q2 having this most. (We typically see the most sales in Q2 in this area.) Sales have fallen off in the third quarter, but there is some good pending and UCB activity that could help.
The average price per square foot has fallen each quarter. However, the sales price to list price has remained pretty stable.
The least expensive home sold in Terravita this year was a two bedroom, two bathroom, 1,409 square foot home. The sales price was $355,000.
The most expensive home sold was a four bedroom, four and one-half bathroom, 3,860 square foot home. The sales price was $1,012,500.
It will be interesting to see if Q3 sales pick up by the end of September.
