Marketing Plan & Price Position

My #1 job as a Listing Agent is to create maximum exposure through my Custom Listing Marketing Plan and positioning my clients' properties to yield a higher sales price than it would have with any other agent or For Sale By Owner. Exposure creates interest, interest sparks demand, demand attracts multiple offers, multiple offers provide choices and opportunity!

A Yard Sign & MLS entry is not where this ends! Price positioning is key because the first two weeks are crucial market time; this is when the most experienced and ready-to-buy-buyers come through the property. Here’s a partial list:

I’m seeking price enhancements by week two or weekend two if the traffic is not what was expected, based on market time of the comps. Don't let the property get stale or look like the week one in the herd; other listing agents will use you to sell their competing property.


I want to keep interest and urgency on these properties: people pay top dollar or more for properties they fear will be gone tomorrow; multiple offers are key for this competition-motivation.


We get paid good money for what we do and this is your client’s biggest sale/investment: we need to show them our value so they don’t feel an App or “Instant Online Offer website could have accomplished the same result.
