Another beautiful week has gone by – The ocean was almost completely flat for several days, perfect for SUP or kayaking. We headed down to Hanalei Bay Saturday and found it nearly deserted as was the Princeville Center where we stopped for lunch at Federico’s afterwards. It was so peaceful.

Real estate stayed steady with 3 new condo escrows but single family homes had only 3 new listings for the week – no new escrows. Did we surpass Sep 2016 stats? We certainly did posting 96 sales compared to 90 last Sep. Here is your update:

Nihilani 19A returns to the market priced at $699K after selling for $510K in 8/11. This unit was previously listed for 7/16 to 8/17 starting at $709K and reducing to $699,999.

Back on the Market:

Emmalani Court 214, priced at $599K, fell out of escrow and is available for a new buyer. The seller paid $479K in 12/14.


Puamana 3A, priced at $439K, is in escrow. The sellers bought this unit for $230K in 8/14. After 115 market days, Sealodge A8 found a buyer while priced at $619K. The seller paid $150K for the unit in 1/94. Pali Ke Kua 143 is in escrow. The condo sold in 9/11 for $480K and is listed for $649K.

Price Changes:

Hale Honu 5A is listed for $339,900, down from $349K. The last purchase was in 2/14 for $252K. Puu Poa 102 reduced by $10K and is now available for $1.225M. The last sale was for $920K in 7/13.

After several attempts at a “regular sale,” 3697 Albert returns to the market as a short sale priced at $1.099M. The home sold in 12/04 for $1.065M. The home was first listed in 11/06 to 2/07 for $1.375M, again from 4/07 to 10/07 during which time the price went from $1.425K to $1.339M, again from 5/08 to 10/08, starting at $1.339M and reducing to $1.290M, and finally from 10/16 to 9/17, starting at $1.350M, reducing to $1.160M.

3942 Aloalii is listed for $2.988M. The prior sale was for land in 9/15 for $675K. The home is still under construction. Priced at $1.125K, 4178 Kamalani sold previously for $927K in 8/15.

Under Contract:

4030 Pauahi, listed for $639K, moved from contingent to under contract and should be closing soon.

Price Changes:

3793 Moae Place is listed for $734K, down from $739K. It sold before in 10/12 for $487K.
