Housing Market Update for Q3 2017 for Carlsbad 92010 Single Family Homes
The 92010 area of Carlsbad includes the communities of Calavera Hills, Tamarack Point, The Summit, The Foothills at Carlsbad, Spinnaker Hill, Pacific Estates, Carlsbad Meadows, Tanglewood (condos), the new planned community of Robertson Ranch (new construction detached single family homes), and other neighborhoods further west but east of El Camino Real.
The 92010 area of Carlsbad offers a variety of attached (condos, townhomes, twin homes) and detached single family homes for buyers to choose from in a wide range of prices, sizes and styles.
Here we look at real estate market activity for the 92010 area of Carlsbad for the 3rd quarter of 2017 for single family detached homes, as reported in the MLS. A new master planned community in this area, Robertson Ranch, is offering newly built homes priced beginning in the $900s, so Carlsbad home buyers can consider resales as well as new construction (read 6 things buyers must know about buying new construction).
There will be other new construction single family homes at The Preserve in the future but currently only town homes are available – stay tuned for updates on those homes.
Single Family Detached Home Sales Q3 2017
34 single family detached homes sold (compared to 41 for Q3 in 2016)
Average sale price was $866,488 (up 12% from the 2016 average, and up 2% from last quarter); keep in mind, however, this average has been impacted by the sale of more expensive homes in the area at Robertson Ranch in 2017 – none were sold in 2016 via the MLS, vs. 7 in Q3 (5 sold for over $1M). When you take out the higher priced sales at Robertson Ranch, average prices in Q3 were 4% more than in 2016.
Average marketing time was 21 days, with 15 homes selling in 7 days or less (average market time in the same period in 2016 was 17 days)
Current inventory, including the new construction based on the current rate of sales this year, is now about 1.9 months in the 92010 area based on the rate of sales, so the housing market here continues to favor sellers, with plenty of competition for any homes when they hit the market and multiple offers. 15% of the sales were cash transactions, and 50% of the homes sold for asking price or better!

22 active listings, priced from $619,000 to $1,634,634
9 homes are new construction with more to come as new phases are released at Robertson Ranch (read about the model homes at Robertson Ranch currently for sale)
Listings have been on the market an average of 44 days
Living space ranges from 1471 SF to 4686 SF (a new build in a gated community in Robertson Ranch)
27 single family homes are pending (on the market for an average of 29 days), priced from $719,900 up to $1,578,765 (average price of $969,065). Ten of these pending listings are brand new construction homes in Robertson Ranch.
