I have a great listing. it is a 2 family home in an excellent condition and it shows beautifuly. the price is marketable and is priced 35,000-40,000 below 2 comperable homes in the same neighborhood. the commission is 6% with 50/50 split. I just do not understand what is the problem??????

It is always the price, the buyers think it is too high, they for the most part are in the driver's seat right now, I tell agents all the time a shack will sell if it is priced right.

If you have recently dropped the price and/or raised the co-broke commission, maybe try expiring the listing and relisting.
i recently did the smae on one of my listings and added a variable price range, and guess what? We got an A/O in 8 days for the price we were aiming at.
