Full Service Rincon Valley Real EstateI was walking through the Sonoma County courthouse earlier this week when I ran into a past client.  I helped her buy her first condominium about 7 years ago.  She said to me "Jimbo, I'm selling my condo".  What???  Why didn't you call me?  She replied: "We are going to sell it ourselves".  I sat down with Cyndi and explained how using a Realtor, especially me, would be to her advantage.  Here is a summary of how using a full service experienced Realtor/broker benefits a seller.

 

Value

Before we even talk about what your home is worth, I'll provide you with relevant comparison properties that have recently sold, and help you figure out what the likely selling price of your home will be.  We can talk about the pros and cons of over pricing and ways to draw multiple offers.  Things you can do that will make your home more attractive and desirable, and ways to ensure your buyer won't try to take back or reduce their offer during the inspection period.  

Legal

I can keep you out of hot water when it comes to advertising.  Although nobody would deliberately discriminate against a buyer, you could accidentally make it appear you are favoring certain demographics based on what your advertising emphasizes.  I know the ins and outs of what is acceptable in advertising.  

 

I can help you navigate the different purchase contacts many agent use, and help you manage multiple offers.  I can help you write counteroffers, and make sure you are not in a legal situation that obligates you to a condition you later regret, such as providing a clear pest report, without  knowing what your liability might be.  

 

I can help ensure the buyers abide by the contract they wrote, and advise you what to do if they fail to adhere to the contract.  

 

Experience:

Having been a Realtor for 15 years I've developed friends in the industry that I call upon when my clients need help.  Local roofers, pest and home inspectors,  HVAC, gardening, plumbers and more.  They know that I am a reliable source of work, and frequently put my requests in front of others so that I can have a smooth closing.  These are contacts that you reap the rewards from.

 

I would never recommend selling a home on your own.  It sounds easy until you're caught in a contract that you don't understand or regret agreeing to.   You probably used a real estate professional to buy your home, and will probably use one to purchase your next home, don't skimp and try to save a buck when you're selling the most important investment you have.

It's such a quandry.  On the one hand, you understand their motivation.  On the other hand, you hope and pray they don't get taken advantage of because of all the things they don't know, but think they do!  I don't think they understand that in the end we really are looking out for them - not just another dollar to be made.

Jim Cheney -  you gave her lots of good information and food for thought. I hope she calls you and changes her mind about selling it by herself. Too many owners think they will save money by not hiring an Agent but they end up shooting themselves in the foot. You did a great job explaining the legalities and risk.
