The news this week is that Oceanfront Sotheby’s has acquired and merged with Century 21 resulting in what looks like many new listings, escrow etc, but the properties show as new because they are now listed with Oceanfront and not Century 21. These are the units that shows as new listings as a result of the merger: Villas on the Prince 30, 18, and 23, Kaiulani 75 and 13, Hale Honu 5A, Paniolo 108, Mauna Kai 10B, Nihilani 19A, Alii Kai 7203, Pali Ke Kua 242, Hanalei Bay Resort L17, Pali Ke Kua 119, Puu Poa 301, Puamana 3A, (in escrow) Sealodge B6 and A8, (both in escrow) Pali Ke Kua 12, (in escrow) Nihilani 26C (in escrow) and Sandpiper 201 which was withdrawn.

Villas on the Prince 8 is a new listing priced at $725K, which last sold for $535K in 2/02. Mauna Kai 3B came on the market priced at $400K showing as sold. It was purchased for $176,600 in 11/80. Sandpiper 228 sold for $270K in 8/10 and is on the market now for $470K.

Contingent:

Sealodge B6 is in escrow after 213 days priced at $479K. The prior sale was for $310K in 12/15.

Sales:

As noted under New Listings, Mauna Kai 3A sold for $400K. Puamana 21A sold for the list price of $408K cash. The prior sale was in 12/09 for $300K. Villas of Kamalii was priced at $825K and sold for $805K. The last purchase was in 5/05 for $828,500.

Under Contract:

Villas of Kamalii 21 moved from contingent to under contract and should be closing soon.

Withdrawn:

Kaiulani 62 was priced at $859K as it was withdrawn after 568 days. The seller purchased this condo in 5/08 from the developer for $989,390. After 20 days, Sandpiper 201, with a list price of $425K, was withdrawn. The most recent sale was for $340K in 9/17.

Price Changes:

Villas of Kamalii 59 was purchased for $586K in 4/04 and is now priced at $619K, down from $629K. Puu Poa 102 is priced at $1.220M after a $5K reduction. The last sale was in 7/13 for $920K.

New Listings:

As was the case under Condo New Listings, 3793 Moae Place, 3785 Milimakani, 3782 Moae Place, 4206 Liholiho, 4177 Kamalani, 5245 and 5254 Honoiki and 3790 Kaweonui (in escrow) all show as newly listed because they are with a new brokerage. There are no “new” listings this week in single family homes.

Sales:

4030 Pauahi sold for $640,500 while listed for $639K. The seller paid $52K for land in 3/88.
