Currently, in Woodland Hills, CA ( according to themls.com), there are 166 homes (SFR) and 28 condos for buyers to choose from. On average, it takes 1 months to negotiate the final terms of the offer for either house or condo. Supply shortage has been an ongoing issue in the California housing market in the last few years, and the problem has gotten worse.

To review the home sales in Woodland Hills CA in September 2017 check out the following statistics:

  • Median Days-On-Market: 44 sfr and 43 condo
  • Median Sales Price: $786,000 sfr and  $419,9000 for condo
  • Number of Monthly Sales: 67 sfr and 23 condos
  • Average Sales Price /List Price Ratio: 99.40% and 98.56%
  • Highest Priced Sale: $1,494,000 sfr and  $710,000 condo
  • Lowest Priced Sale: $535,500 sfr and $316,000 condo
  • For Sale: 166 sfr and 28 condos that are active and 45 sfr and 15 condos are looking for backup 47 sfr and 10 condos are under contract, pending
  •  Median Price/Sq.ft $ for Sold $398 for sfr and  $430 for condos accordingly.

Woodland hills ca market housing trendsAccording to the C.A.R.:

  • For the 37% of properties selling below asking price, the average percentage paid below asking price decreased to 12% from 13% last month, but flat from last year.
  • For the 31% of properties selling above asking price, the average premium paid over asking increased to 12% from 9% last month and 10% last year.
  • The share of properties that received multiple offers was 60%, down from 64% last month and 62% last year.  Also, the proportion of properties with three or more offers decreased to 38%. The average number of offers per property was 2.7 offers.

 

The best deals are moving fast and most properties are sold with multiple offers, most for the asked price. Be ready to make a solid offer when you find a property that fits your needs. The market is still in the Seller's zone! Housing inventory is still very low!!!!

Hi Inna: The chart you show for average list price to sales price ratio is very interesting. It clearly represents the point that desirable homes are bid on quickly and for higher amounts than those left in the dust.

Also, she you say it takes a month to negotiate, do you mean to get offer acceptance or do you mean to close escrow?

On average, it takes 30 days to sell a property. Of course, entry level properties are sold quicker and more expensive wait a bit longer for a right buyer to come:)

 Is that actualy 67 square foot for a condo? Geez all you could do is sleep there where would shower! California definitely is sellers market!

  • DOM continues to calculate for any listing in an ACTIVE status - A.

  •   DOM stops counting when a listings is Pending, Active Under Contruct, WD, EXP.
