Marketing listings is not a favorite read for most real estate bloggers. However, we market to potential buyers; to future sellers; and to existing sellers who may not know what they’re missing!!! Well, it’s true!!
How many listings in MLS have you never seen online, other than via the syndication companies? Not all listing agents market online and/or offline. They may not market at all.
Let’s focus on resale listings for the purpose of this post. Builders expect consistent marketing. I market every phase of construction of a new home. The potential buyers know exactly where that home is during the construction period.
As far as resale homes are concerned, newly listed posts are online with real bird and offline with postcards. When a home has a pending sale, we are marketing to future sellers. Everyone expects to see a just listed post, but not everyone takes the time to provide a sale pending display. Closed is a powerful post. I complement it locally with a postcard that makes a profound statement of “Learn How This Sale Price Changes Your Home Value.”
We market to Google; we market to buyers and their agents; and we’re listing agents so we market to future sellers. THOSE WHO ARE THINKING OF SELLING DO NOTICE WHAT AGENTS PROVIDE FOR MARKETING!!
Another point to make note of is the comment section of a posted listing. There is a dynamic to a comment that promotes the ability of the listing agent to market and promote the listing. The homeowner reads those comments.
