This is a real estate market activity report for the Daisy Villa neighborhood in Pasadena zip code 91107.  In this report, I will share information for the first nine months of 2017 for homes on the market for sale, in escrow and closed. In addition, I will include a recap of sales for the same January through September time period for the previous two years.  The statistical data I reference has been gathered from our local multiple listing service(mls) and may not include all sales in the Pasadena neighborhood.  


I have heard on more than one occasion that the name Daisy Villa brings a smile to the face of many who have read my reports over the years.  The origin of the neighborhood name is from streets - Daisy Avenue and Villa Street.  Primarily single level, the homes were generally built beginning in the 1920s to the 1970s on tree-lined streets in a variety of architectural styles.

For purposes of this report, the boundaries I am using to represent the neighborhood are Sierra Madre Boulevard as the western and northern borders as the streets curves past Victory Park and Pasadena High School. The Southern California Edison(SCE) right-of-way is the eastern border while the Foothill(210) Freeway marks the southern border.  Please note this extends a bit beyond what is thought to be the traditional boundaries of the neighborhood.  


As part of Pasadena zip code 91107, the Daisy Villa neighborhood is close to multiple parks.  These include Victory Park(home of the popular Saturday Farmers Market) along with two smaller parks and an off-leash dog park.  Among its many other attributes, Victory Park is also home to Showcase of Rose Parade Floats where thousands of people view the beautifully decorated floats after the annual Tournament of Roses Parade held each January.  


Shopping, dining, recreation, cultural and entertainment venues are convenient to the neighborhood too.  Transportation via the Foothill(210) and a Gold Line light rail station at Sierra Madre Villa is easily accessible.   


Daisy Villa Neighborhood Homes For Sale Free Market Analysis


  • There are currently no homes for sale in the Daisy Villa neighborhood. Two properties are in escrow.   From January through September 2017, there have been seven mls-reported closed transactions.  These sales range from $637,000(a true fixer which was listed at $560,000) to $900,000 with an average sales price of $711.286(median sales price $660,000).   They sold at 101.04% and for $509.28 per square foot on average during the period.


  • In the first nine months of 2016, there were thirteen closed transactions reported ranging from $660,000 to $1,175,000 with an average price of $821,915(median $824,000).   They have sold at 101.63% of last list price and for $501.38 per square foot on average.     


  • In the same time period of 2015, there were 16 reported closed sales.  These transactions ranged from $525,600 to $1,150,000 with an average price of $745,538 (median $719,500).   They sold at 99.18% of last list price and for $448.19 per square foot on average.

Although looking at numbers, it may appear that values are softening in Daisy Villa, the downward shift in prices is more a function in the mix of sales.  This continues to be a very strong neighborhood.  In values and in appeal. Inventory of available homes on the market for sale continues to be a challenge for buyers.


It should also be noted that home sizes can vary greatly in this neighborhood as there are still many homes that are smaller and older while others have been extensively remodeled and expanded.   For both prospective buyers and homeowners thinking of selling in any Pasadena neighborhood, a closer look and more analysis is necessary than possible in this relatively brief report.     


Location within the neighborhood as well as the size(both home and lot), condition, updates(or lack thereof), emotional appeal and timing are all factors that determine the most appropriate list price or aid in the crafting of an offer strategy.
