It will be tougher for you. Many of these locations don't have any listings right now but Mediterra has a fairly decent sized shadow inventory. (Listings that went on the market last year and came off at the end of the season.) You can check back often or better yet, contact me and I will keep an eye out for you. I can alert you the moment something hits the market! If you see something you like and it's priced right, strike! Some of these locations are small and can go quite some time without new inventory. It's time to roll the sleeves up when negotiating. Sellers are not giving up control easily. That will lead to some heartbreak for some Sellers.

If you're looking to pay "today's" market value, it might take walking away from the table a couple of times before getting something you want at a price that makes sense to you. If you have a good negotiation strategy, you might be able to nail it in one shot but:

  • new agents
  • lazy agents 
  • not so smart agents
