How do you expect me to sell your home if no one knows it is For Sale?

I want to list my home, but i do not want it in MLS and certainly do not want a sign out front. This is what a Manchester NH area home owner requested. The first step was to ask why? The answer was I do not want anyone to know I am selling. 


I first explained the whole premise of marketing a home that is listed for sale, is that EVERY ONE knows it is for sale. I discussed my marketing plan and why it works so well.


The sellers reply was a direct challenge. If I was so good at marketing, let see how fast I can sell the home without using the MLS.


I froze, my mind racing.... I love challenges but... work smarter not harder is a favorite saying of mine. I made a last stand, why a complete use of today's technology and old school tools works the best. The reply was pretty much take it or leave or it.


THE LESSON TO HOME SELLERS is that we want people to know you home is For Sale. Using the MLS allows buyer agents through out the state access to information your home is for sale so that they can share it with their buyers.


THE CHALLEGE TO OTHER AGENTS is that suppose you take this listing. The chance a buyer falls in your lap is thin at best. I wrote down a plan of where and how to market such a listing as i ponder whether to accept this challenge. How would you market this home not using the MLS or signage? 



THE BOTTOM LINE is that there are various reasons you don't want your neighbors to now what you are doing. But you are moving. Your neighbor may even have someone they know that wants to buy. Selling a home is a business. List it. Market to everyone possible and more buyers can mean higher offers .


There is a difference from agent to agent.  That a Buyer or Seller should not choose just any agent, choose the BEST agent for the job. My philosophy is simple, provide more personal and professional service to guide my clients through each step of the buying or selling process. All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest. Those that hire me, find a dedication like no other.

I've only had one situation where a seller wouldn't allow a sign on the property.  It was an older couple who had an abusive son living with them.  They had decided to sell, move to another part of the country without telling him.  Showings were by appointment through me.  And, we did manage to sell that home and we almost closed escrow before the son found out.

Hi Scott Godzyk - Some sellers will try to tie our hands behind our back. I prefer to allow another agent to work with an individual like that!  

We do everything we can to sell a house and if you feel that I shouldn't do everything to sell it ...well I don't think we are a good fit.

I did Dorie Dillard and have a plan to try to market it. I hope to sell it fairly quickly although it taes longer for ads to get out there....or go back with the results of the effort to get them rethink it. My hope is it sells fast as it is a great home.

I understand and thought that Sheri Sperry - MCNE® . It is a home i know i can sell. It is a nice home and desired area. I hate to say no and will take up a challenge like this but have to be realistic and re assess in a couple of weeks.

Hi Scott - That really doesn't make a lot of sense. Not using MLS just requires you to use the phone and call everyone you know. Word gets out. Purpose gets defeated. And maybe that's not enough. Next!

As a buyer, I love "pocket listings" because I do not have to compete with other buyers. As a seller, it is just silly not to expose your product to as many people as possible. If I had to I suppose I would create a website for the home and blog it, then I would door knock the neighbors for the very reasons you mentioned.
