Of course they want to see the inside of that home. They're most likely standing in front of it if they're using KWKLY to gather the information. This message says that you are ready to help them. 

 

2. What are your real estate plans for the year?

This works very well. There is a lot going on with this question. It is certainly not what they're expecting which is what it's all about. Sending a subtle message that you are not high pressure doesn't hurt either. 

 

3. Are you by chance interested in a great deal? 

Who isn't? This should trigger a response. You are letting them know that you are the area expert and have the inside track on all things real estate. If they don't want a great deal, forget them! You don't want to work with them anyway. 

 

4. Let me know if you want to see the best properties around you? 

Every buyer wants to know their agent has a pulse on the market. This says that without you having to play personal cheerleader. 

 

5. What are your 3 favorite neighborhoods?

What you are saying here is "I want to work for you!" If they feel you have their best intentions in mind, you will win their business. 

 

6. How do you prefer to be contacted? 

Common courtesy goes a long way toward building and maintaing trust. 

 

7. Let me know if there are any other homes you want to see the inside of?

First impressions last. Out of the gate, you are letting them know you are here to help them along the way.

The "new buyers" love to text!  I am also seeing a trend of "new agents" only texting instead of communicating by voice.  It is a bit concerning how many also do not make sure their text are written thoroughly and clearly.

I had to get used to texting, myself, with a lot of people. But if the people are thorough and well meaning, I’m not going to have too much of a problem with it.

I prefer to initially talk on the phone or email and get permission to text. If I receive a blind text from someone I will most likely block the number. I like the concept to revive a past lead or someone I have established a relationship.

This is a great blog! Some people just get anxiety over phone conversations. Texting allows them to not feel pressured into making a decision and they don't feel obligated to respond right away.

A flipper told me he sent to 5000 agents looking for properties to purchase. I am the lone agent responded that I have no inventory for him. So 1/5000 response is not productive. This is a solicitation to pay me getting a property.
