7 Texts to Engage Buyers

Real Estate Technology with KWKLY

Let's face it. We know the stats. We know our clients text. We know that most of the time their phones are within arm's reach, even in the bathroom. So why don't more agents take advantage of this communication tactic?

KWKLY Text to Lead can deliver potential client phone numbers right to your mobile phone. That's right, the most vital piece of contact info can come to you. We tell you HOW in this article. But what is stopping agents from leveraging texting in their marketing? In most cases, it is simply an issue of not knowing what to say - in this post, we are going to show you Mega Agent Ben Kinney's 7 text messages that engage buyers. Use them!

1. Would you like to see the inside of that home?

Of course they want to see the inside of that home. They're most likely standing in front of it if they're using KWKLY to gather the information. This message says that you are ready to help them.

2. What are your real estate plans for the year?

This works very well. There is a lot going on with this question. It is certainly not what they're expecting which is what it's all about. Sending a subtle message that you are not high pressure doesn't hurt either.

3. Are you by chance interested in a great deal?

Who isn't? This should trigger a response. You are letting them know that you are the area expert and have the inside track on all things real estate. If they don't want a great deal, forget them! You don't want to work with them anyway.

4. Let me know if you want to see the best properties around you?

Every buyer wants to know their agent has a pulse on the market. This says that without you having to play personal cheerleader.

5. What are your 3 favorite neighborhoods?

What you are saying here is "I want to work for you!" If they feel you have their best intentions in mind, you will win their business.

6. How do you prefer to be contacted?

Common courtesy goes a long way toward building and maintaing trust.

7. Let me know if there are any other homes you want to see the inside of?

First impressions last. Out of the gate, you are letting them know you are here to help them along the way.

I'm with Matthew Klinowski, PA  I highly recommend you end a statement with a period and a question with a question mark. 4. and 7. aren't even questions. It also helps if you have some idea of what they're already interested in and craft your questions directly to their needs and be less engaging with your own sales goals and more engaging for their real estate goals.

Dedicated. Qualified. Local.

Are these supposed to be directed to current clients or cold texts?  Seems a little strange if the latter.

Well, texts are becoming more and more popular to use, yet, sending few in a raw ( for cold reach) can result in that agent being  blocked.

Thanks for the tips. Always a plus when you can use up to date tactics to get in front of your potential buyers. The good thing is text are read quicker than an email.

As much as I personally don't like texts soliciting business, I have had good luck sending texts to customers who won't respond to phone calls and emails after signing up on a website.  So it does work.

Hmm, a couple of these are a little to close to the sign riders people were making fun of in the Q&A section last week. HOWEVER I do see a few I would be comfortable with as well.

Making your real estate dreams become a reality!

The "new buyers" love to text!  I am also seeing a trend of "new agents" only texting instead of communicating by voice.  It is a bit concerning how many also do not make sure their text are written thoroughly and clearly.

It’s always good to say “let me know” to the person and keep in contact in a friendly way regardless.

I had to get used to texting, myself, with a lot of people. But if the people are thorough and well meaning, I’m not going to have too much of a problem with it.

Texting can be a little tricky if you are targeting the wrong demographic!  But these are great questions to ask in any conversation.
